New build vs 7 years old house. Same developer and same house design. Which one to choose

    Back in the 80's we visited our (now) location, looking at a 3 (?) year old house.  Looked great - until we realised we could buy a brand new house, kitchen, flooring, tiles, all to OUR choice, for the same amount of money, just a few hundred feet away.  Moved in 10 weeks later and (35 years later) there is no difference to the value of the houses....BUT, being able to put our own stamp on it had an immeasurable value...

    As above. With the new house you get YOUR choice of fittings…… a big deal for me.
    But then again I wouldn’t want a house without a garage, for my car…….
  • I’d always want the property with garage. Can you confirm does the new build have off road parking available? I can understand being attracted to the NB and having everything fitted to your taste but if no garage is there still parking?

    How many contractors quoted 10k to 15k for the work you want doing? It's a large difference, so did they quote different spec? They won't need doing straightaway and can be spaced out to help finances.

    Garage is not a must have for us as we will mostly use it only for storage.. we can put a shed for storage purpose..
    I have just guessed the amount based on very high level..
    like builder gave quote
    ~3k kitchen
    ~3-4k flooring
    ~2k wardrobes
    ~2k other fittings and garden..

    Surely the new build would already come with a fitted kitchen?
    Yes the kitchen is there but not the appliances..
    So that would need almost 3k as per builder..

    Yes there will be on road parking..

    You could try and use the new build to renegotiate the offer down. Of course you'd be risking them telling you to jog on no longer sell to you.
    Considering the current market situation it seems I will loose the property if I negotiate.. there are so many buyers who just need a property at any price..

    Nope

    the price of both the houses are above HTB threshold..
    no government support..
  • If it's a choice between on road parking or a garage, garage wins hands down especially on a new estate.
