New build vs 7 years old house. Same developer and same house design. Which one to choose

To sum up:Price-wise, there's little to choose between them at ~£400k.On resale, it's likely there will be even less to choose between them on cost, as neither will be new but both will still be of a similar spec and age. It'll likely, then, come down to how well maintained each has been, quality of finishings, outdoor space, etc. Oh, and the garage...One has two allocated parking spaces, the other has a garage and what? For the new build, can both spaces be accessed independently, or will it require the shifting of cars? Ditto for the garaged property?So, seemingly little to choose between them on practical issues.That leaves things like; in which directions do the garden face? Ditto for the living spaces - will one be more flooded with light and sun? How does 'privacy' and being overlooked compare with each? Is one much further in to the estate, so will have less passing traffic? When walking around outside them, does one area have just a slightly better 'feel'? Closer to grassy spaces or parks? Play equipment?2

All the points you mentioned are very valid. Very helpful in deciding which one to choose..
The parking situation will be same in both i.e. though there are 2 allocated parking or 1 garage and 1 allocated parking but we have to shift cars to access the other one..
The 7 years old have a south facing garden which is a big plus.. location wise its cul de sac having a large play area and park right in front of the property.. so those are for sure in favour of old one where as the new one will have North east facing garden and it will be a construction site for next 2-3 years at least.. so don't know how would be the feel of that area..

The other thing to consider is with the mature plot established neighborhood so you can see how people keep their properties and less likely to be a building site than the new build plot.
Yes, as I mentioned in the above message the 7 years old has south facing garden, large play area and park. It's neighbourhood is well developed. As you said for new one the site will be more of construction site for next few years..
Do we think the above factors are good enough to pay 20k extra..

Something no one has mentioned yet is that for the 7 year old one, some things will need replacing a lot sooner than in the new build; Boiler, windows, carpets etc
Usually the 10 year point is when things start to show their wear and tear so might be worth bearing in mind1 -
That 7 year old one looks like the better choice on paper even though it is £20k more. It has a lot more going for it.ag0005 said:

Where do visitors park for those 3 and yours?
Is the road in front side enough to parking front of your window.
Check for rights as there may be no parking.
I suspect that grass verge may get used.
How many beds total.
Anyone in those properties with teens, they will have cars one day and then friends with cars etc.
Have you been round when everyone might be at home, evenings weekends or early morning.
There are also the walls of two other properties forming part of the boundary
These could limit options if those owners don't want you attaching things to the walls.
Current owners have not touched them looking at the pics climbers would look good.
Your garage wall afternoon early evening suntrap.
Play area far enough away to not be a problem unless it gets developed.

Where do visitors park for those 3 and yours?

I haven’t checked late evenings or early mornings.. I will give it a try to see how busy is the parking situation.. that has been a concern for me as well..
