New build vs 7 years old house. Same developer and same house design. Which one to choose

    How many contractors quoted 10k to 15k for the work you want doing? It's a large difference, so did they quote different spec? They won't need doing straightaway and can be spaced out to help finances.

    Garage is not a must have for us as we will mostly use it only for storage.. we can put a shed for storage purpose..
    I have just guessed the amount based on very high level..
    like builder gave quote
    ~3k kitchen
    ~3-4k flooring
    ~2k wardrobes
    ~2k other fittings and garden..

    Surely the new build would already come with a fitted kitchen?
    Yes the kitchen is there but not the appliances..
    So that would need almost 3k as per builder..
    £3K for appliances? I guess it dpends what applianes, but that seems an awful lot. And if you use an auction you could the lot for £100.....

    Garage for me every time. How do people manage without one? I'd need a massive shed! New-build gardens don't tend to be huge so you'd lose a fair chunk to the shed.

    Which developer supplies no appliances at all?!! Usually there's basic ones but you can upgrade to premium brands...

    First house had a shared driveway but as it was the only driveway in the street (in a brilliant location) and we had one of the only two garages it was a no-brainer.
    I'd be more keen now as future buyers will want a power line to a garage.
    If a garage is separate is it worth putting solar panels on it to provide the leccy tomorrow's cars will run on?

    If like-for-like the New Build should be (significantly) more expensive.Just like with cars, they lose value as soon as you drive them off the forecourt.
    So, how much value does the garage add? To some extent of course it depnds if you want a garage??! But putting that aside, does it add £20K plus another... £10K? £20K? to account for the difference between new Vs 2nd hand?
    And if you want a garage, does the cheaper property have space to build one? And would you get Planning consent? £30K odd would build you a nice double garage and maybe an extra bedroom above it......
    No it would not! 

    Is this £20k difference £100k vs £120k or £980k vs £1 million?  It makes a massive difference. 

    Garage suggests a larger plot that can handle a garage.  Even if you don't want a garage, the bill for converting one to a proper room is less than building an extension, even accounting for the £20k price difference.  

    'On street' vs 'off street' parking is a total deal breaker for many.

    the new build price is 400k 
    the new built will have 2 allocated off road parking…

    £20k isn't that much at your pricepoint.  Having my own driveway is very much on my list of must-haves, unless I lived in London where public transport is both reliable
    and faster than driving.

    It would be a dedicated driveway for us only..
    I believe no one else will park there..
    We will need car for sure as we cant rely on public transport..

    Other than the garage any significant differences between the plots.

    Size, aspect, overlook, parking spaces and location, rear access.

    The other thing to consider is with the mature plot established neighborhood so you can see how people keep their properties and less likely to be a building site than the new build plot.
