I would not trust any company who has great reviews on there... Google reviews is the way to go0 -
C are absolute bar stewards from recent experience. We played the game with them to get an offer accepted on a house we loved which the vendor has since withdrawn from sale (:().
We too submitted our offer via their 'mortgage adviser' who 'assessed' our affordability. So those questioning the OP account and seeing this as expected and legitimate business practice are talking out of their backsides.
We knew what was going on and played the game - convinced we wouldn't have had the offer accepted had we not.
This process so needs some legislation and protections. No wonder it is one of the most stressful life events.1 -

Thanks for the comments all. Im calmer now. I still think EA is useless and deceitful but im not paying them so im going to concentrate on what i can control. I now have good comms with the elderly sellers via their daughter (always good to get onside 😜) and good comms with my Solicitor. So the Estate Agent can basically do one 😁

It's good you have a chain of communication that bypasses the estate agent. However once you have can infer the seller is happy with, I'd use the estate agent as much as you can to take some of the burden of complexity off of the sellers.Once a sale is agreed and the estate agent has maximised their revenue opportunities from the sale, it becomes in their interest to get the deal done.Often the non-sales staff are worth more on a sale than the front line 'salesmen'May you find your sister soon Helli.

But surely whether they receive their fee in 6 weeks or 6 months is not really that important to them and they know that the more the buyer/seller become invested in the process the less likely it is that either will walk away due to a prolonged process.
The problem comes when sales staff vastly outnumber sales progression staff and accepted offers are not translating into quick efficient transactions.
It also illogical that an EA who wants to facilitate a quick sale would recommend a Conveyancer (Premier Property Lawyers) who, according to the majority of Google Reviews, are incapable of delivering in a reasonable timescale.0 -
In an agency like Connells there's likely to be a fair turnover of staff. The neg whose sale it is will be keen for it to complete as they may not be working there still in a few months time.
