    10 weeks an not much happening sounds like your vendors are slow. 


    I always get wound up when lazy, greedy corporate entities try and make as much money as they can from normal people's significant life events.

    I do not have an axe to grind with EA's in general. We have used some very good ones over the years.
    The EA promoted the house to sell and you made an offer based on their advert (not lazy), many EAs go into partnership with brokers and conveyancers it isn't new. Most business in this country have partnerships to further their commercial interest.

    During his time we received another call asking us to raise our offer but this time the person on the other end of the phone was the Mortgage Advisor. So this guy knew what our upper borrowing limit was and was acting as an EA trying to get us to offer more!!

    Well would you believe that apparently the EA had talked this nice old couple in their 80's into using their 'trusted partners' which turns out to be a large conveyancing factory up in Leicester (we are in Exeter). Furthermore the EA had told this couple that they should use them because we were also using them and it would make for a quicker sale.
    Do you know the specifics? There could have been another offer and as the broker works for you and has a partnership with the EA and was passing on connected information, no different than the EA doing it (not illegal). 

    Apparently is a word that cant be trusted. Are you using the same firm?

  • Ok fair enough. I guess when i posted on here i wasn’t expecting everyone to agree with me. There are obviously people out there still ready to defend shoddy and exploitative business practices for whatever their reason is. Thanks for the debate.

    The EA should be checking that the sellers have actually done this.  Bear in mind that EA is being paid by the seller, so their contract is not with you.

    Eh? As a buyer, it's pretty easy to avoid dealing with a particular estate agent if you want!

    I would always choose which conveyancer/ mortgage broker I use and ideally keep things independent.
    When we bought our previous home, our mortgage was with the company we banked with. At the last minute they threatened to pull our mortgage unless we put in a bigger deposit. Thing is, we had kept money aside because the flat (ex-rental) needed work done to it but the bank decided they were better having the money because of brexit (vote happened mid way through the purchase).
    Now I view information as only being what I 'want' to pass on to parties so would never choose to use 'recommended convayancers or brokers'. Our first purchase since we moved up north broke down because our independent conveyancer was dissatisfied with the leasehold pack the recommended solicitors had all rubber stamped.

    I guess in the current market where your options are limited it's easy to be pushed down the route of using an agent you'd rather not.

    I agree with your sentiment and when i was house hunting my decision to view a house or not would sometimes be led by who the agent is, but ultimately the decision for most people is led by the property itself, not the organisation marketing it.
