I’m a FTB, had an offer accepted last week. Vendor has found somewhere but his vendor’s vendor needs to find somewhere. The estate agent has told me (a few times) that this is all normal. So we currently have 4 people in the chain, could be more.

Prices seem to be rising quite steadily around here and the longer the chain gets, the more nervous I get.

How ‘normal’/ how surprised and peeved would the EA be if I found something else?

I'm in exactly the same shoes as you!  We are buy to let so no pressure to sell, our vendor has finally found a property to move to but now we have to wait for our vendor's vendor to find somewhere.  We've been waiting 4 months so far and our mortgage offer runs out at the end of next month.
We have decided to keep looking at other properties (ideally no chain), but prices have around us have risen by at least 20k and hardly anything new that we like coming on the market so we just can't seem to find anything that we like.

    So frustrating!

Will your vendor's vendor move into rental if you asked do you think?  Maybe a way to break the chain and get it moving.
I don’t know. I want to ask the EA if the vendor will find another property (one with no upwards chain) but my partner thinks it’s too soon and asking will just signal to the EA and vendor that I’m having doubts and going to pull out
  • These huge chains mean mostly unmotivated movers who feel entitled to hang around and not put themselves out.

I prefer two in a chain, will stretch to 3. But then I'm always at the bottom when I buy as my want to sell is greater than putting myself out for a while in rented (yes with kids, pets, granny, moving areas, changing jobs etc etc)
You sound absolutely perfect! We still don’t know how long our chain is but have been told our vendors will, if they haven’t found a property in a month, move into rented. They also indicated this on the TA6 form. Hmmmmm…kind of feel like we’ll believe it when it happens.
Our vendors have now had their offer accepted on an onwards purchase. However, their vendors are now viewing a property for a second time…and so it goes on. It’s been three weeks…still to early to look at other properties?

3 weeks... It can take people months to complete a chain.

And I shan’t be waiting months!
  • Quite honestly @Snookie12cat people faff around a lot. I’m very much of the opinion that if you put your house on the market, be prepared and willing to push things through!

Yes of course, but the quickest people in a chain can only buy what's available. It could take time to find that and then the next seller and the next. The house I am buying is the only suitable house I have seen in 6 months. Luckily I got it or I would still be looking.
It depends what they want and how many houses of that size are in your area.

You face waiting unless you find a chain free property. Trust me though, if you are having trouble waiting now, this is only the beginning..  waiting for other people is how chains go and it is hard!

Trust me, I have patience but my patience wears thin when no one communicates! We have had our offer accepted on our onwards and for a mortgage offer and searches started within three weeks. I don’t buy the whole, don’t start conveyancing thing until the chain is complete. Yeah, I may get burnt but the end of the day, I want the house. I’m getting impatient with our buyers not doing the same!!!

I feel you! My buyer is the worst communicator and it drives me loopy! My seller is super well informed and I can tell she is greatful for this. We are 3 months in what should have been an easy sale and purchase...

I mean how hard is it too send an email saying what's happening! I'll be glad to see the back of this process, if we ever get there!

Totally get this! I’m already sick of it and it’s been 3 weeks never mind 3 months!

Indeed they do faff around. i don't do faffing I move on if they faff and find something else. No one had to buy going forward, they can rent. Most use excuses.
