  • Well it’s just my empty inherited probate property and my first time buyers and we are almost at 3 months
     So just the two of us . We will make It if we try just the two of us 😂😂

    I picked a conveyancing solicitor opposite my estate agent and 10 min walk from my house
     When my solicitor wanted to see an original document  I dropped it off to them so that they could photocopy it in there office 
    I think she was expecting it by post a few days later not within the hour

    Our cash purchase of a probate property where probate had already been completed when it was put up for sale, took 6 months because the vendor took so long to clear his mother's stuff from the property.

  • We have no idea how long our chain is/could be! Our buyer is chain free, our sellers haven’t found their onward purchase. However, they have said that if they haven’t found in a month, they will go into rented as they don’t want to stop the process. Hmmmmm….
  • We started chain on 3 then chain of 4 then got to chain of 5 and we pulled out now we just have my buyer, us, and a vacant property. Going a lot quicker. I never understood how people would want to break the chain or pull out but it was the best thing we could of done.

    that is so frustrating - we had a week to clear loads of stuff , set up for sale and get the agents round and then 2 days with house clearance just before completion.

    I might end up doing this. The chain is currently 4 and still open ended.

    That’s crazy 
    I started probate
     then sorted out what we wanted to keep from the house and put that to one side 
    Then two weeks later I got the estate agents around for valuation 
     I cleared the house & the garden out the following week 
    Got the estate agent in to take photos and it was up for sale a few days later 
    probate took 7weeks so everything from my side is in order and ready to go

    I've just posted this on another thread about chain length:

    End of August 2020, we became 3rd from top in a 6 party chain o, where our vendors had promised to move in with family if their (currently tenanted) purchase caused any delay. We had also agreed to move into rented if necessary as we were 100% committed to selling.

    By mid November, we became top of 4 party chain when our vendors lost their purchase as tenants were not moving. Our offer on another property was accepted within a week. Vendor had lost previous buyer on the day they were due to exchange. 

    Exchanged on our sale 18 December and completed 8 January. Moved into temporary accommodation while being constantly chased to speed up. We were ready to exchange mid January but new vendors' vendor delayed due to mortgage issue.

    Exchanged 1 February and completed 4th. So just over 5 months in total (4 months for our sale, 10 weeks! for our purchase). Not bad, considering broken chain, COVID, Stamp Duty holiday, lockdowns, Xmas & New Year etc.

    In no hurry to repeat the ordeal though.
  • These huge chains mean mostly unmotivated movers who feel entitled to hang around and not put themselves out.

    I prefer two in a chain, will stretch to 3. But then I'm always at the bottom when I buy as my want to sell is greater than putting myself out for a while in rented (yes with kids, pets, granny, moving areas, changing jobs etc etc)

    Clearly, that wasn't the case in our chain. As my post above demonstrates.
