    You sound absolutely perfect! We still don’t know how long our chain is but have been told our vendors will, if they haven’t found a property in a month, move into rented. They also indicated this on the TA6 form. Hmmmmm…kind of feel like we’ll believe it when it happens.

    We started chain on 3 then chain of 4 then got to chain of 5 and we pulled out now we just have my buyer, us, and a vacant property. Going a lot quicker. I never understood how people would want to break the chain or pull out but it was the best thing we could of done. 

     
    I might end up doing this. The chain is currently 4 and still open ended. 
    I’d start looking and viewing properties. That’s what we did then found one we liked and put the offer in once accepted we pulled out the other one.

    Whilst I agree that buyers need to stay wary because of the lies people tell, it is tricky but always do-able, like anything that takes effort. I'm currently on a health and fitness campaign and walk up a hill at 7 in the morning. It's very tricky, I have to really motivate myself snd it's very uncomfortable, but the benefits outweigh the discomfort.

    Clearly, that wasn't the case in our chain. As my post above demonstrates.
    You were the one putting in the effort from what I could see. Your original vendors sound like a nightmare. You are a lot more patient than me. But your desire to get it done was there - unlike lots of vendors.

    that's another thing - stay away from anyone in a chain who is relying on tenanted properties.

    LOL I hate taking exercise (other than walking) - am currently on a cardiac rehab  programme but v funny as there is nothing wrong with my heart, they just weren't sure what to do with me - anyway finish soon.  

    Re houses I was fortunate to be able to buy without selling for about the last 20 years, takes the stress out the situation and a great chain breaker though still tended to aim for properties with no onward chain as I hate people faffing about

    Indeed we were, but we (I more than OH) were determined to sell our 'marmite' house.

    To be fair to our vendors, for family reasons they were moving to a specific house, and honestly did intend to move in with parents. We actually viewed and they had already sold their little boys' beds and, like us, had started packing so were surrounded by boxes. However, it became clear that despite their vendors' assurances, the tenants had absolutely no intention of moving so that property was withdrawn. 

    Sometimes there are perfectly valid reasons for not keeping the promise to move in with family/move into rental. Unfortunately its an easy thing to say, but no so easy to do.

    I would never again commit to a chain (above) where a tenanted property was involved. Although it isn't always made clear at the start.

    Update- still no top of chain but EA and vendor want to start the process. I’m a bit hesitant because of the hard search on file if it all collapses. My mortgage broker said it’s just part of buying a property and she’s not too worried about it (I don’t have dependents or debt or high outgoings). 

    I’m wondering if I start, would this apply upward pressure along the chain, for someone to break the chain somewhere?

    I'm in exactly the same shoes as you!  We are buy to let so no pressure to sell, our vendor has finally found a property to move to but now we have to wait for our vendor's vendor to find somewhere.  We've been waiting 4 months so far and our mortgage offer runs out at the end of next month.  
    We have decided to keep looking at other properties (ideally no chain), but prices have around us have risen by at least 20k and hardly anything new that we like coming on the market so we just can't seem to find anything that we like.  

    So frustrating!  

    Will your vendor's vendor move into rental if you asked do you think?  Maybe a way to break the chain and get it moving.
