    Poor vendor. I wasn't even asked what my new offer was!

    Unfortunately you have now become a bit bitter. The EA has acted exactly as instructed.

    Thanks for the character-assessment.
    Seem to be a few judgemental folk on here when all that was asked for was advice, then I took the time to follow up for those kind people who helped. 
    How do you know that's what was instructed? - she didn't put it to the vendor. Seems an odd response to have off the cuff. 

    The property was unsold for nearly five months with some really bad marketing photos. There were also EA-caused issues with organising a viewing. But you can do and say what you like as an estate agent.
    And most people just accept it without question.

    Unless an agent has been specifically instructed by the seller then they legally have to pass on all offers. And why wouldn't they if they were allowed to? The more the property sells for the more commision they get...

    To be fair, the EA is likely to be more interested in the cashflow from getting a sale completed, rather than potentially holding things up to get their 1% or whatever of the OP's £8500.
