Yes it can happen…. I had a prospective buyer attempt to gazunder and the EA told me “they’ll never buy from us again” (though that could’ve just been hot air and not something they’d follow through on…. Ultimately it would their vendors decision who to sell to, not theirs) but I don’t think a follow up enquiry about a property that is still showing as “on the market” would be enough to warrant a “black mark”. Just a quick call to say “I can see it still on the market so not sure if they have accepted that other offer, in which case I’d like to increase my offer to X”. I really can’t see that doing any harm.1 -

EA - 'Hello, the house is SSTC however i will pass on your offer.
EA - 'Hi the seller is sticking with the current offer OR Hi great news the seller has decided to let you gazump the current offer.0 -
As others have said sometimes agents don’t upadate to sstc straight away. We were in the similar situation of feeling we hadn’t offered as much as we should and were annoyed with ourselves. We went back to the agent and said “please let us know if the sale falls through as we would be willing to increase our offer as we really liked the house”. The agent asked us what our maximum offer would be in that circumstance and we told them thinking this was still a “if something goes wrong with the current buyer” offer. We were surprised a day later to hear that our offer had been accepted.Some would consider this gazumping but a) we genuinely were just trying to be second in line and b) this was all in the space of 48hrs or so still in the negotiation phase.
I do have a little panic about the price we paid occasionally but we wanted a house in a very specific area and nothing else suitable has come up since.2 -
Ramouth - SO helpful, thank you. I discussed last night with friends (I'm buying alone so having to be a one-woman decision-maker!) who all said 'put in another offer'.
I've never bought in England before only Scotland which is a different system.
But as I've been losing sleep over not getting the property I now think it would be worth sticking my neck out.
Mahsroh - thank you. Black mark really in terms of appearing like a gazumper if the first offer fails. The EA presumably far less emotional about it than I am!
Ok - now have to wait til Monday morning as they close over the weekend.
And if it's a no then I can move on.2 -
You don't say how much your offer was vs the price of the property.
If they haven't come back with a yes yet then you can assume it's a no. What's more likely is that someone else offered closer to the asking price and the vendor either has or is negotiating with them. The fact that you heard nothing probably means that your offer was too low and it didn't get any attention.
Either way, you can always phone the EA and ask what's happening with that property and your offer. No point trying to guess.0 -

price was OIRO £195,000. I offered £189,500. Was told an hour later it was rejected and vendor going with another offer.
I really wasn't doing my sums correctly and I think I've got another few K to put in.
If I'd known that I could still offer (as I learned on Friday evening from friends is the case) I'd have done so much sooner.
I'll just go for it knowing they could well turn me down.
Better than wondering forever 'what if'? ! And I think it'd be worth it to live 10 minutes' from a beach.

NB - this is a property that had been on market since late August last year!

We offered on a house but pulled out after the owners started messing us around. We were the 3rd buyer the property had in 15 months from the estate agent.The firm told us they wouldn't represent the buyer again.9 months later the house is up for sale again with the same estate agents, so take threatened sanctions with a pinch of salt.May you find your sister soon Helli.

Outcome (hate it when people ask for advice and never come back)
The vendor is moving on with the offer received. So no go for me.
At least I now have my checklist of desirable features well and truly honed.

I will add, though, that the agent refused to pass my increased offer to the vendor. Was very dismissive of me, in fact, and made me feel a real pest.
I was going to increase by £8,500 so that's too bad for their client.0
