    There is 4 properties in my road I ask for information on back in December when caseworker took leave never got information then new last minute change of caseworker these 4 properties had same close to size and was trying to find valuations in 1990s new case worker arrived I ask for same information which she replied after a day that the bundles were closed have now looked at my bundle again and found discrepancies with what I actually sent to original caseworker have emailed clerk for postponement same reply you can ask for adjournment on day what’s the difference

    You still haven't said what exactly was the information you requested. If it was "valuations in the 1990s" then a) that is far too vague and b) the VOA will not have that information as they do not do valuations . You were allowed to ask for details of sales of properties specified by you, but there are limitations as to the number of sales you can ask for..


    Can you explain what you mean by "discrepancies" in the bundles?
    If you are querying your Council Tax band would you please state whether you are in England, Scotland or Wales

    I was unable to send over as a complete bundle so sent emails which caseworker at the time was happy with now I find some of information I sent is not in order I sent description on one page and floor plans and pictures on another when you imagine 80 pages maybe it’s my fault thinking it would be easy !So if the VOA don’t do valuations who carried out the valuations in 1991/93

    80 pages is a bit excessive!


    The VOA never valued dwellings as such. Their remit was to decide what band a dwelling fell into, so if they thought the Apr 1991 value of a dwelling was over £120,000 but not over £160,000, it was assigned Band F.


    Most of the banding work was not carried out in house, but by external contractors, usually local estate agents

    Hence the drive past valuation so it is true obviously estate agents are not registered or regulated no wonder it’s such a mess that’s my opinion

    This has absolutely nothing to do with estate agents. You still haven't shown us any evidence that your band should be lowered...

    You must be an estate agent it’s a fact that they were employed at the time to carry out valuations VOA were under staffed to carry this out

    No ,estate agents aren't registered, but as their purpose is to buy and sell houses all the time, they were in a pretty good position to assist the VOA in carrying out the initial council tax banding assessments. You need to bear in mind that, although the bands seem quite narrow and low now compared to current house prices, at the time they were wide - for the majority of houses it was obvious which band they fell into, It was only the ones at the margins of each band that woudl have needed a bit more consideration.
    The valuer, the VOA and the Local Authority have absolutely nothing to gain by getting the banding wrong.

    So if your property as never sold was built before 1990s how do you find a correct valuation where’s the information

    The council tax band it is in is the only "official" valuation there is.
    Houses weren't exactly valued, just assessed as falling within one of the bands, so that is the only valuation information that exists if it has not been sold since.
