    If the EA thinks it will help, he/she might tell the seller. If the EA thinks it won't help, he/she won't mention it. (It probably wouldn't make the seller accept a worse offer, but if the seller has children or grandchildren of a similar age, it might make them slightly warmer towards you.)

    Also, I always suspected but have now witnessed that going for full and final offers doesn't necessarily mean your existing offer isn't the highest already on the table.

    After the last time relisting my house following 2 collapsed sales we had 2 offers. The lower one was from someone who'd offered first time round and their offer stated "This is my full and final offer". The Estate Agents still went back to the people with the higher offer telling them another offer is on the table and to come back with a full and final, even though they were already highest by £5k. In the end we actually went with the lower offer anyway.

    All that said if it was me and I really wanted the house I'd still go back with the highest possible offer I could afford.

    We are under offer with a small chain and will be purchasing with cash from proceeds and savings. We are mortgage free. We are eager to proceed quickly if required, or at the seller’s pace.

    We are working with XXX Solicitors, recommended by XXX Properties for both our sale and hopeful purchase; our solicitors are ready to move to conveyancing as soon as they receive our instructions.

    We have been looking for a property in the countryside for over a year and believe that XXXX is the perfect place for us to raise our children.

    I think this is as compact as I can make it, if the vendor sees it great, if the EA sees it and passes on the relevant information at least I've been relatively concise? 


    Thank you for all your help, the vendor will receive the offers by 9am tomorrow so I hopefully will hear tomorrow afternoon.

    then I put bullet points afterwards on why I think this is a good offer, these bullets point are tailored to what I would guess is the vendors tick boxes such as: 

    chain free
    experienced buyer
    cash offer/mortgage free
    large deposit
    favorable LTV
    solicitors, brokers, surveyors ready to be instructed
    experienced in renovations 

    etc.

    Unfortunately taking people at face value often backfires. The more direct and less waffle the better in my view.  
  • I like breaking_free's version, but I think you can add a sentence before 'Thank you...' to explain the chain your sellers would find themselves in:

    'The chain below us comprises our buyers, their buyers and first time buyers at the end. All the transactions are progressing smoothly to date.'

    Something like that - what you want to make clear is that the chain below you is short, there are no problematic situations like probate or divorcing couples etc, and that it is complete. 

    I also don't think it's a bad thing to mention that you're looking to raise your children there, if you think it might help - when I viewed my property, I ended up having a brief conversation with the seller about how I wanted to be part of the community, and in the end, it turned out that was what swung it in my favour. Some sellers won't be bothered, but you never know!

    Just give them an amount and your financial position which includes your chain).
