    When my OH mum died we had two offers on my OHs family home and didn't choose the one who wanted to make the house into a hmo, so I get your point. But just as your opinion on second homes or holiday lets might be quite niche, the op could quite unwittingly be refused by someone who gets irritated by waffle and irrelevant info. Or even why you need to be in the countryside to raise children properly (I know that's not what the op meant).
    I think sticking to the facts is a good thing.
  • Op is it an old house because I know you've taken it out of your offer but you do need to make sure you check everything properly, eg surveys etc.

    When we sold i did not want to sell to someone who intended to let it . Fortunately, they were not the highest bidder.

    My son recently chose to sells his flat to a young couple who were going to live in it, rather than an investor intending to add it to their portfolio.
  • Although we would have sold our house to an investor, we were pleased when a young couple with three children also  offered and sold it to them.

    We have a flat that we rent out, and last time we were looking for tenants, we let it to the couple who were pleasant and  polite and gave us information about themselves when they applied (obviously they had to pass the referencing too!).

    I don't think putting a little bit about yourselves will do any harm, but I would put the offer in at the top of the letter.

    Finding tenants is a very different story, you're still involved with them (bit like work colleagues etc).

    431 is a bit steep for something listed at 400k, but your money. I would simply submit the offer and mention that you’re ready to proceed immediately. Everything else is extra, wouldn’t make a difference to me.
