    You are not cash buyers as you don't have the cash available.  Although you will not be using a mortgage, you are relying on funds from a related sale.  I would avoid stating you are cash buyers as this is potentially misleading.

    We have with a small chain, our purchasers have sold to clients who have sold to First Time Buyers. Our resources for purchasing this property will come equity and savings. We are mortgage free.

    We are working with XXXXs Solicitors, recommended by XXXXX Properties for both our sale and hopeful purchase; our solicitors are ready pass the file to conveyancing as soon as they receive our instructions.

    We have read the Home Information Pack thoroughly and are eager to proceed quickly if required, or at the seller’s pace.

    We have been looking for a property in the countryside for over a year and believe that XXXXX is perfect for us to raise our children, plant a wildflower meadow, raise animals and live a simpler life.

    We are pleased to submit a full & final offer for the property of £431,000.

    As others say, the price is the most important part. If it were me, I'd use a bit more standard wording / jargon, like:

    - Our house is under offer
    - The chain below us is complete
    - We will be buying without a mortgage
    - Our solicitors for the sale and purchase are...

    If it's true, you could also say things like "Our sale is well advanced, our buyers have had their survey results, and have a firm mortgage offer" etc.

    You could also give a contact name and phone number for the EA you're selling through, so they can phone to check that you're not fibbing!

    I don't think there's too much harm in saying a sentence or two about how much your children would enjoy the new property.

    If the EA thinks it will help, he/she might tell the seller. If the EA thinks it won't help, he/she won't mention it. (It probably wouldn't make the seller accept a worse offer, but if the seller has children or grandchildren of a similar age, it might make them slightly warmer towards you.)

    We have with a small chain and will be purchasing with cash from proceeds of the sale from our current property, and savings. We are eager to proceed quickly if required, or at the seller’s pace.

    "We have with a small chain" doesn't make sense. You might want to clarify that your house is under offer (if that wasn't what you were trying to convey).

    The EA will likely have a few B&F offers to give to the seller, they wont be sending personal notes at this point (they will in due course). The seller will first look at the offer and then decide, some sellers will want to know the details and others just want the numbers. I would make sure that you make the EA aware that you have no mortgage and your house is only offer as that's what may make the difference here.
