    If an advert doesn't have a floorplan on it I wouldn't even bother with it. For me that is really important.
    Irritating yes, but don't dismiss a house that might be exactly what you want just because the estate agent is inefficient. 
    Luckily we were looking last year just before it all went crazy and there were plenty of properties on the market. If we were looking now I imagine I would have to suck it up!


    I also made our ea take a picture of our hallway. There was a large area for shoes and coats which I think people like to see, and for me hallways are important, they thought I was odd, but I always like to see pictures of hallways and landings if possible!

    No more cynical than the vendor that has the log burner ablaze,  a number of reed diffusers dotted around, cooking bread in the oven. Then offers you a cup of tea and a piece of homemade cake while showing you pictures taken of them refurbishing of the property. 
    We viewed a bungalow a few years ago and the elderly vendors sat us down in the conservatory with tea and home made cake.  We put in an offer there and then which was accepted (this was long before the problems with covid/Brexit etc and there were a lot of properties around).  

    It was only 13 miles from our home and we went back a few times for tea and home made cake.  We loved that bungalow and only sold it because we were moving 200 miles and couldn’t take it with us. 
  • Need to !!!!!!? The bathroom/w.c. is the ideal place to have a dump and 'download' after which you may wash your hands with the lovely flowing water from the taps on the convenient hand basin.
