    I wonder how many vendors refuse to sign these off.

  • We have a local estate agent who describe every property as 'Cherished'. Drove me mad when I was looking for a house. 

    We also have one of those who think its more important to show a nice shiny tap rather than show the bathroom properly and a vase of flowers rather than the kitchen.

    It irked me looking at pictures which showed quirky ornaments or a focus on items in the house that wouldn't be there when you bought the house.
    Also in my mind if photos of rooms are missing from the online advert then it means the room needed gutting because it was awful (parents previous house from 1980's went up 4 years ago, there were no pictures of cathedral bathroom which to me meant they still had the aubergine suite).
    I rarely read the blurb unless to get room dimensions.

    Yes certain agents have a house style and appear to make every property fit whilst others ignore the obvious. One thatcurrently irritates me is telling you that a one bed flat is in the catchment area for good local school. Onless you are going too work there what is the point a family with school kids is not going to live in a one bed flat.

    It's a bit like what the soap-powder companies did. They were doing 'sensible', informative adverts - and nobody took any notice of them. So they tried cringingly awful adverts instead, and they generated much more interest (and sales).


    It's a bit of a high risk strategy for an EA, but I guess it might be working for them as well - if everyone locally is now talking about that EA, and people search out their property listings on Rightmove, because they're amusing.

    There's a hint of Hilda Baker in this line; she might have said "sofas sat sitting there".  I never want to be invited to "lay on the bed" either, because I'm not a chicken.

    My personal EA prose bugbears are weird made up words like "vanitory unit" meaning a bathroom sink with a mirror over it.  "Link attached house" probably meaning not detached, but only they know.

    No more cynical than the vendor that has the log burner ablaze,  a number of reed diffusers dotted around, cooking bread in the oven. Then offers you a cup of tea and a piece of homemade cake while showing you pictures taken of them refurbishing of the property. 

    That's almost exactly what we did when we sold previous house! (only difference was open fire rather than log burner). :D
