Estate agent failed to showup after undertaking a 140-mile round trip for a second viewing.

We made a complaint to the Estate Agents Complaints Department and were compensated for the fuel and time spent.

That's a good outcome. I've not even received a response yet. I think its time to let it go and start looking for another property. Even if I was to continue, I'd never be able trust the agent, and will always be on the back foot for something to go wrong. You would be surprised. I've found that about 75% ignore the invoice, and about 50% ignore the Letter Before Action, so for the cost of a couple of emails (£0.00) and 5 minutes of your time you might end up quite significantly better off.Gavin83 said:

They might pay it. If not you could try small claims court, but the problem is you need to deal with them for the house purchase.
The real question is do you want to upset the estate agent or not?1
