Estate agent failed to showup after undertaking a 140-mile round trip for a second viewing.

    Exactly HOW was it agreed to the viewing, do you have proof (eg email, txt...) please?

    I expect other people to be like most of us:. Occasionally to get things wrong and make mistakes.

    IMHO , expecting perfection is likely to lead to disappointment or worse...

    I have a property 10hrs each way, 1,000+ mile round trip.  Annoying when a trip proves unsuccessful.....
  • Send them an invoice for your costs (mileage, reasonable hourly rate).

    They might pay it. If not you could try small claims court, but the problem is you need to deal with them for the house purchase.

    They won’t pay it and the OP won’t win in court. For the cost of a stamp (or even an email) I think it’s worth sending a letter but I certainly wouldn’t be paying court fees to pursue this and don’t expect anything.

    6 pm seems rather late in the day to meet up at weekends.

    Having spent time working in sales, I learned the hard way that important-to-me-but-not-to-them meetings can sometimes be forgotten. I confirm the day before or on the day before setting out to go and meet someone.

    If something was important to me I’d certainly ask for a mobile number and ask them to call me if they were going to be unable to make it. I might call them before setting out as well to confirm.
    doesnt guarantee nothing last minute will happen but reduces some of the possibilities.

    In answer to some of the questions:

    It was arranged by email and confirmed via email and text. I did have an out of hours mobile, but it went unanswered. The EA accepts viewings up to 6pm. My previous viewing was at 6pm the week before.

    Nothing I can do about it, but how do you deal with agents who - in my experience – are still living up to their negative reputation gathered in the 80s?


    Dear god. Measuring up and wanting to obtain builders quotes within days of merely having the offer accepted. You are barely seconds into a marathon. Get over yourself please.
