Estate agent failed to showup after undertaking a 140-mile round trip for a second viewing.

I viewed a property last week, made an offer the following day which was accepted. I made arrangements to look at the property again this weekend to take measurements and start gathering building quotes.

Two days spent attempting to source petrol, followed by a long drive to meet the agent at 6:00pm in the evening who failed to show.

Really frustrating. Costly in time and hassle in securing fuel for the car.

Nothing I can do about it, but how do you deal with agents who - in my experience – are still living up to their negative reputation gathered in the 80s?

    Unfortunately, you just need to get over it. Nothing you could do and it’s not worth holding a grudge.

    30th June 2021 completely debt free…. Downsized, reduced working hours and living the dream.
  • I would be asking them if they have ANYONE at their local branch who can come out with keys and do the viewing.

    But as said, you cannot really choose the sellers estate agent, at most you could decide never to bother with properties advertised by that agent, but realistically, what does that achieve apart from letting someone else buy the house instead.

    I guess there could've been a valid reason for them not turning up, as opposed to just not bothering to.

    I’m suspicious of that as well. I assumed I would have been asked to show my financial status and had a memorandum of sale. The lack of both, and the no show could point to a better offer being accepted.

    Get a friend to call them as a mystery buyer to see if the house is still for sale

    There won't be an MoS immediately, until the chain is complete and both sides have provided solicitor details etc.

    Yes, they probably should have asked you to demonstrate financials before passing the offer through, but it's past that point now.

    It is ok to be annoyed for the time and effort wasted.

    your offer was accepted, maybe error on the side of the estate agent.

    Measurements from the floor plan might help.

    I'll wait and see what there response I get this week, if I get one. 

    I suppose its better then driving 200 miles northbound for a viewing and returning the same day (no overnight stay) for a no show. That happened to me earlier this year.
