You have, apparently, got away with this. Good for you, and I hope your move goes well.
What I don't want is for anybody else to do the same as you. It was unbelievably foolish, and I think you were extraordinarily lucky to get away with it.
I suspect that the solicitors you are denigrating worked very hard to sort your problems out for you. If you now defame them, despite that, you certainly deserve to be sued.

I cant be reading every post but from what i can see:
1. Big liability on the broker if they knew of a potential move. Shouldn't be using remortgages like this for known short term lending
2. Hsbc offer exit free trackers as retention products. Would have saved remortgaging and avoided this mess altogether

Also, isn't it a fairly standard question by lenders "is the property up for sale"? As they don't want to waste their time setting up and closing an account in a matter of weeks. So I wonder how that was handled.Deleted_User said:

Some lenders are worse than others but its not unheard of for a lender to remove a broker from using them if they keep setting up mortgages that get closed quickly.user1977 said:

Feels a bit unfair as it can be good advice for some clients to remo to a no erc product. Their money their rules though
I know that recently Nationwide direct refused to submit a case on that erc free product when the client said they were going to be selling. So they definitely dont like it when its a known thing that's definitely going to happen
Sounds like its sorted now so that's a relief.
I don't blame OP for following advice of professional advisors, just sounds like the advice was perhaps given either from broker trying to genuinely help but not understand the behind the scenes stuff, or from one who just wanted the commission.
I would hope it was the first option but nothing surprises me anymore3 -
I am glad the OP has got a good result from this situation.I am 100% sure she knows the mistake that was made without 11 pages of reply’s saying the same thing over and over which is her fault!One comment read it wasn’t to belittle her but educate!. All I read was comments saying it was her fault and what did she expect etc, which isn’t helpful specially when she was already panicking of losing her sale/buy.I understand as humans we all do stupid things every now and then but to badger someone who is asking for advice is totally wrong!! What happened to be kind???Before you reply and say you were helping actually go back and read your comments!Not all of us have knowledge in buying/selling houses. Sometimes we have to go on what the professionals advises us and sometimes those professionals just want the commission.I know with my broker he got us the mortgage and told us he will get a notification to his computer when it’s time to remortgage and he will be in contact and help us remortgage. The OP mortgage rate came to a end did the mortgage advisor advise her to remortgage? And she went on the assumption that he/she is a professional so took their advice. Sometimes people on this form is very quick to judge.For me am buying a property with a old mortgage registered to the title and it’s taken 14 mths from waiting on confirmation to now trying to sort the old mortgage registered. It’s all learning we don’t get told about house buying in school and for some people we aren’t lucky enough to have had parents to guide us through the process due to parents never been in the position to buy.Yes you can educate people asking for help but you can do it in a nice way without the “ it’s your stupid fault “ attitude which is absolutely disgusting!OP my only advice is make sure you have the right charge against your property specially with having 2 solicitors dealing with 2 mortgages cause in the future when you want to sell it may be difficult and take a lot of time and energy sorting this out when you come to sell or remortgage again.Good luck 🤞6
