Going back for another viewing after offer accepted

Hello all
I have had an offer accepted on a house a couple of months ago. Things are progressing well. I would like to go back for a 2nd viewing now I have had the survey report back. Is this usual to go back for more viewings after the offer has been accepted? Should I do this now and then go back a 3rd time just before exchange to make sure all is well?

    Not unusual. Plenty of people do multiple viewings.
    Bring a tape measure (or laser distance measurer) and take the opportunity to measure things up.

    It's not unusual. We viewed twice before offering and are doing a third viewing this evening (with a laser tape measure) as we're approaching exchange. It's a huge purchase and I want to see the house I'm spending a fortune on one more time before I sign on the dotted line as the last viewing was 2.5m ago!

    The EA also said to us that the only people they tend not to see doing last viewings before exchanging is cash buyers/buyers that are abroad or developers.
  • What is the reason for a 2nd and a 3rd viewing? If your surveys are complete and all good I would wait and do a viewing just before exchange. Remember the current owners will be packing and decluttering so having someone come round 2 more times with a tape measure isn't ideal and isn't a necessity.

    The first time we bought somewhere we went back about four times! This move we have only been back once with a builder.

    ignore Irishpearce26, you're perfectly in your right to have multiple viewings, it's the most expensive thing you will ever buy, it needs to be perfect for you. we viewed 3 times in total.

  • I've done a lot of moving in the past 30 plus years and very soon about to embark on another .

    I allow proceed able buyers only and they have been well and truly checked out by my EA making sure they are financially able to buy . I have lots of photos taken both the good bits and those which aren't very spectacular so that when a viewing goes ahead I don't waste my time or theirs.
    I show them round and then leave them to have a wander on their own.

    They have all the relevant floor plans so I would only reasonably accept another viewing just before exchange and that would be when a lot of things maybe not be  in the usual place where they last viewed 

    I am not best pleased when I am asked for multiple viewings in-between offer and exchange, maybe once for measuring but that's all... after that I usually say no to any other subsequent viewings as there really isn't anything else to view

    Sure but are they really going to lose a buyer of a 3rd viewing? If you wanted to come back again and again in quick succession that would be something else (and I'd probably be worried about the buy'ers commitment at that point)

    Again as per my comment beforehand it depends on what stage the sale is at. The OP has the survey back and all appears fine, what is the need of a 2nd viewing to then do another just before exchange? Why not just wait until your ready to exchange and do the final viewing then.

    It depends on each individual circumstances, our 1st buyers came round 4 times and it was a nightmare, they were moving boxes to measure up and just being disruptive during a stressful time packing. The second time we sold we restricted the amount of viewings after the offer was accepted and only on need i.e. if there were issues, buyer was fine with it and had a 2nd viewing just before exchange. 

    I did the same when I bought our recent house in March, there are plenty of pictures and measurements in the sales brochure to look at.
  • Unless there is a specific reason for a 2nd / 3rd viewing, why bother?
    Makes no sense to me, as you are likely to make an offer on the house you preferred / loved in the first place, and then you do your due diligence through the buying process, and to me going back between times says to me that you are either not 100% convinced, or 100% committed. No point between exchange and completion, as too many other things to do and committed at that point anyway. When you are finally in, you have a long time to measure and faff about to your heart's content!
