  • Op you're spending hundreds of thousands - go back ten times if you like and forget what the vendors might think. It's irrelevant .

You make it sound like its an open door policy. I guarantee even you wouldn't put up with someone coming round 10 times.

Forget what the vendors might think - lol!

    Hello all
I have had an offer accepted on a house a couple of months ago. Things are progressing well. I would like to go back for a 2nd viewing now I have had the survey report back. Is this usual to go back for more viewings after the offer has been accepted? Should I do this now and then go back a 3rd time just before exchange to make sure all is well?
    Many thanks
Yes! We had an offer accepted in May based on one viewing for 20mins. We arranged via the EA to view it again at the beginning of this month after the survey to look at it in more detail and measure things up. The EA would only give us 30mins but we stood firm and said we needed at least an hour - the EA ended up doing 30mins and the vendors did the rest and we even got to chat to them which was really useful (and they said if we wanted to come back again it would be fine).

Ignore anyone on here asking why you want to see it again. You're spending hundreds of thousands of pounds and are entitled to see it as many times as you need!

My vendors gave me a key to measure up - they left us in the house on our own. Overly decent people but they wanted to move, and we wanted to buy. I can't help thinking that if you owned a clothes shop you wouldn't let people try on clothes.

If my vendors hadn't let us revisit I would have walked and they would have lost their onward purchase. But then we all wanted progress not a stand off.

as it happens because of their flexibility we did them a few favours on moving out day.

    nice people.

    (Lol)

ps - the most I have had was 6 times. I figured that was a safer bet than lots of new viewers.
  • Op - I reiterate - if you need to go back, go back.

Seriously it's the usual thing to do.

Unless there is a specific reason for a 2nd / 3rd viewing, why bother?
Makes no sense to me, as you are likely to make an offer on the house you preferred / loved in the first place, and then you do your due diligence through the buying process, and to me going back between times says to me that you are either not 100% convinced, or 100% committed. No point between exchange and completion, as too many other things to do and committed at that point anyway. When you are finally in, you have a long time to measure and faff about to your heart's content!
There are often very specific reasons, and it's subjective.

Measuring up can be left if you have a square house etc. If you have an old quirky house then measuring up can be very important.

What will the OP do if the vendor says no. Numerous viewings to measure up is not the usual thing. OP if you are happy with what your buying then have a final viewing before exchange if you aren't satisfied chat to your vendor. Don't assume that many viewings is warranted.
  • I recently bought a house and the first viewing was a 15 min slot as there were multiple couples looking. I put in an offer as the house was just what I wanted and I didn't want to hesitate and risk losing it.

I asked for a 2nd viewing a week later  as you certainly don't take everything in when just getting 15 mins and others waiting outside. It's amazing what you forget and you don't always get answers from the estate agents pictures. I also wanted to make sure my furniture would fit and work out what I was going to get rid of as we were downsizing. I wanted a 2nd look before spending money  on surveys etc and would have walked away if I had been refused.

I also let our buyers visit 3 times.

If I'm spending 250 grand on something then I want to take longer looking than if I was spending £30 on a pair of shoes. I wouldn't make a nuisance of myself by visiting multiple times but I would certainly expect a seller to be prepared to accommodate me to a certain degree.

You would have the measurements at hand from the sales info/from your first viewing. Do it in your own time when you own the house.

That is so not how you deal with an old house with uneven floors and walls.
sales info? The sales info we were given had 3 huge errors in it. Do you actually trust the marketing information?
