    Get the answer from the horse's mouth. Keep trying to contact them, and act on their response. Have you emailed them with photos? Worth doing, as it'll be hard to explain the situation without this.
    Meanwhile, don't worry about it.

    Not in its current position as the eaves gets in the way - the existing flue would need modifying either way, so might as well be modified to work without a plume kit.

    I don't understand.
    If a plume kit extended out far enough out to clear the eaves to begin with* - they are, after all, just made up of a pipe and elbows, so why can't it begin with a 200mm horizontal section? - would that 'comply'? I mean, is that any different to having, say, an extended flue section fitted? 

    * or even elbowed immediately left to clear that eaves section, before then going upwards.

    Your own engineer has failed it. I don't see how contacting Baxi will help, since it's not Baxi that will pass your boiler. Either an opinion from a different engineer or your local authority that issues Building Regulations is what you need.

    Good luck. If struggling I'd phone Gas Safe Register 0800 408 5500 and explain the situation even the bit about differences of opinion on here. Hopefully they can advise you how to get a definitive answer.

    Hi tillycat, are other house's in the development the same style and have any of them had changes made to the flue.You mention the name of house style/builder, would it be worth looking up to see if that style of house is still being built and if newer builds have any difference's.

    Unfortunately the industry is filled with engineers with absolutely no common sense,

    In an idea world
    should the flue be further away from the downpipe = yes
    should the flue be further away from the eves = yes
    would I be slightly concerned about the two vents in the soffit = maybe
    would I issue a CP12 = every day of the week

    op unless you are going to rent you don't need a CP12 (safety cert),
    phone another engineer & get them to do the cert

    Or those engineers who can see that it is so much easier for people to get the job done right the first time, and not make excuses.

    The regulations are clear. 

    I'm not sure why any engineer would look
    to bend the rules when the liability is so significant. Is that really worth the fee for the gas cert?
