Sorry but from a Londoners perspective that sounds like you get a bonus two metres with your flat, unheard of. Snap it up.7

very funny all of you
)
garden in the hole... I am not a mole!! (Could make some decent shoe storage though)
Good thing about London is its huge and i know I have to compromise on area if i want outdoor space and a second bedroom plus light, character, etc. I have always lived super super central London, so I need something that doesnt make me feel I need my passport to get home! However to buy where I live now on current financials - would be a box or rather a set of boxes...DON'T BUY STUFF (from Frugalwoods)
No seriously, just don’t buy things. 99% of our success with our savings rate is attributed to the fact that we don’t buy things... You can and should take advantage of discounts.... The Mole Hole was in Streatham. Didn’t look like a bad area except perhaps for the tendency to sell property with a little too much ventilation 😂😂😂4

£12.10 spent so £106/£200 + 0 bulk (£14.40 Junk sweets/crisps)
Finally popped into Morries on way back from gym looking largely for dried beans and some greens, walnuts, guac... No YS, however I am liking the Morries points for fivers - had 2 £5s so far off my shopping.
I love pinto beans to make Mexican refried beans and searched in Morries but sadly none in my local (only found pinto so far in Waitr** at 31.95 for 500g.)
However I did pick up 1kg dried blackeyed beans at Morries for £2, will pick up more but had loads frozen veg to carry
I will have to start batch cooking/prepping the beans though as its taking up loads of time.
So I do need to start making bean recipes up and freeze ready to heat up for time..Plus my kitchen is trashed and constant washing up to do.. Luckily I have a pressure cooker 6 in 1 so that does help.
Anyone got any great bean recipes apart from dal and Mexican refried beans ? I need some inspiration and some more fabulous other cuisine takes on beans (but no rice)
EMS/BEANS = looking good and feeling great
My weight has continued to drop, hit 60kg dead on today and the scale even flirted with 59.9kg for a second... (love it when my scale flirts with numbers my body hasnt seen since pre covid)
So this slow carb eating allied with 2 x a week ems is shifting those covid/Hormone lbs finally. Not bothered renewing my gym membership, will get my sessions of ems done first then look after Xmas. I am also feeling strong and lean, my legs and abs are definitely stronger, I am still not quite bikini body ready but in clothes losing that 8+lbs you can see in how my clothes are fitting.
I trained next to a lady today who was talking to the trainer beforehand about those skinny drugs, but as the trainer said, once you come off them, you still have to eat well to keep the weight stable. So I raved about my bean/slow carb nutrition plan once asked what I ate, no food measuring or weighing, no hunger and I feel great and suggested she try for 2 weeks.. with a weekly cheat day.
I was 64.2kg on my return from my 24/7 European birthday trip (lots of eating) so losing 4 kgs slowly and keeping it stable over 7 weeks whilst getting stronger - is all in the right direction.
I do acknowledge that I do have allergies (GF, dairy/fish sensitive etc) and this clean slow carb means no additives even those added in GF bread etc so that may be part of how good I feel.
MB/casino - had 2 great days of casino.. the MB bank is looking v healthy
I can see in 11 months I have made over £5k tax free - not added any Oct amounts as yet nor taken off software costs of about £1k with this new software I am trialling (I am tracking every trade's p+l to see if worth renewing etc and the value of it).. I should clear £4.5k profit or more in the 12 months- this actually covers my groceries and a lot of my monthly living essential costs except my mortgage especially as its tax free.
Luckily I still feel YNAB poor as always, whilst there is lots of money in my current accts - however they all have jobs to do. Really need to step up and fund more to Xmas - only £200.12 in so far but £485.23 sitting in my GIFTS category groups (this money will also cover the bday lunches I buy for my parents semi-annually)
Family bdays this and next week
Had enough cash in my ynab category for the one bday this week saved and the excess I have sent to the other family gift category for next week (I have separate categories in ynab for each person) I dont know whether I will track each persons Xmas spend separately to the spend on each of their bday gifts.. may be too granular but I plan to start tracking xmas spends for each and may then just lump all spend in at the end of the year to each person so I get a feel for each persons spend.
It is so easy in ynab to just add the category there is no stress in tracking.
It is nice I already have half the money needed for March bdays etc, no last minute scrambling..
La Plan Baby Crypto watch
Total added £132.66 Current value £136.06 profit £3.4 after fees
it has really shot up in the last week up £9.78 to £107.33 - basically 10% rise in a week before adding extra
So I have just added £30.56 but 30.56 p will go to transaction fees.
Will split across £13 Bitcoin, ETH £2.56 , £3 Solana, £5 into Paypal stable coin (I like the fact its all part of the paypal transaction world) and £1-3 each into a few others.
STAKING I have been earning 'rewards' on some of my crypto (paid in the coins itself weekly) all 13p of it started Aug 28th)... often running about 3-5%, however I have now 'bond staked' what I can - basically locking it away so I cant sell/move it for a period eg a week, if I do I lose my 'rewards' you get a better interest rate - however when you lock it away the interest received sometimes nearly doubles all more so 3-9% or to 20% on some newer coins... again this is all tiny size a fraction of my NAV, just a tiny experiment
Interestingly what I have bonded staked has disappeared from my one screen that shows I guess available coins... and then total balance shows on another.. this is all a learning experiment
