I did similar with my bathroom excess of pots. It took me over a year to work through and I still have 3 pots of bubble bath and a shower gel to use up. Repurposing some of the times really helped too (hair conditioner makes a great fabric softener for woollens, excess bubble baths and shampoos made hand wash and so on). I've noticed the stash rebuilding so am back to an embargo on purchases unless i have a very nearly empty pot. Amazing what a difference it made to my budget.

My boss moved to the Tooting-ish area recently and loves it and we have friend's who live in Acton / Chiswick / Richmond and love the feel of being able to easily access the centre of London but have their local feel. I can't imagine being able to have the amount of choice on areas that you have - we've been restricted by DH not driving and having to be in easy public transport distance of his main office and the central office so that means limited options. I used up all my toiletries before moving, I think I have saved a small fortune just doing this...all I have replaced is moisturiser as it ran out. It's also made me quite minimalist now on buying new stuff, I buy 2 types of shampoo (DD & I use the more expensive one we have long hair and the males have been told to use the cheapy one as they have hardly any hair
) and only one soap and shower gel/ bubble bath. I used to spend far too much on toiletries.
It's good you're narrowing down your search, I think it's helpful when you know exactly where you want to be. DP and I decided on less than 12 roads we were happy to live on in an entire cityit made buying easier not harder....! The kids love it, they can walk to school, they can walk into the city or to local shops. I can get to the drs, dentist, SMs, green areas (we're right on the edge of said city) all on foot. Like your need for the tube, my area was drawn up by where I could comfortably walk to as we only have one car between us.

@Sistergold the £181k includes my sipp of £60k so ... but a £200k deposit may yet be the next goal within 1 year/18 months ...

I watched a yt video called London’s cheapest flats 2024- one was on the market at 260k. The guy had to sign a waiver before they let him view it. There was a hole in the floor that went 2 metres down!6
