I was thinking tubes til midnight and Northern/Victoria run 24hrs Fri/Sat so thats why I mention tubes

Can’t tell you much about looking for houses in London - not my patch at all 😉 but what I would say is also look at non RM stylee websites like PurpleBr1cks, FBMP and others local to you or the area you are interested in. We were looking for two years, fruitlessly and then I dropped on this place, on PBs 😊

Definitely not on tube line but with decent train links (and London postcode), Eltham (and Mottingham at the Eltham end) are nice areas with loads of greenery and good community things and pubs, places like Hither Green and nearby have got the whole gentrification vibe with little bars and coffee shops going on, Blackheath is the posh part of South East but still has comparatively (to the rest of London) affordable options come up, or nearer to central with more transport options you could look at Lewisham that has a massive range of housing and neighbourhoods.
Thing is, none of these places are that far if you're getting a cab so while you wouldn't want to limit your ability to go out, if you're going to be naturally chilling more in your area once you've got mortgage, then having a cab fund is not going to be unaffordable for you...
However, I'm from North London so clearly that's best 😂6 -

Ooh, congratulations, exciting news!!
I had a YNAB line when we we were moving house. In fact I had a whole MOVING category, with several pots - solicitor, estate agent, stamp duty, removals etc. It was good to see them getting filled up one by one 😊 And not at all nice seeing them get emptied in one go 😂😂
As for RM... When we moved (NOT looking for a flat in London, mind), we had strict but quite wide RM parameters, set a search, and looked at the results every day. Saved everything that looked possible for further investigation, then took it off the save list if we dismissed it. Organised the search by most recent, so once we'd done an initial trawl, it was a lot less effort to just look at the new ones each day.
Obviously there were fewer of what we were looking for available, but I was also looking within a 50 mile radius of work, so quite broad.
I confess curating the list did become a bit of a full time job for Mr Cheery, and then we would look through possibilities together when I got home from work 🙄 DIY avoidance in full force 😂
We did also do a lot of going out and looking at AREAS in the early days - so we dismissed entire towns at a time, which made the search a lot easier 😂
Obviously we ended up somewhere right at the outside edge of the search range, right at the top of the price bracket, and it did take us a couple of years to narrow it all down while we were doing the house up... 🙄
Originally offered on somewhere else, but pulled out once we had a buyer for ours - it then took us less than a fortnight to find this place - by that point we were quite clear what we were looking for though.
You can do it! You're still in the relatively early stages that feel a bit chaotic 😂 You're already starting to prioritise though - one bed with garden over 2 bed etc (or 2 bed but ONLY if it has xyz). That'll narrow things down. Get friends on the case too - they might spot something you don't!6 -

Yes correct on the negative energy there ... and on our 'worst second date ever' he was definitely trying to gaslight me ... felt weird that someone even tried to do that

Thanks @skint_spice the growing up of LaPlan starts right hereI cant believe someone wants to lend me that much (I can see on a 20 yr mortgage £350k its £172k in interest though so..... this is why I dont want a mortgage and I definitely dont want to overbuy
