I saw a gorgeous flat but £475k with shared garden - period featires, triple height ceilings, but I have reviewed my budget - I don’t want a £2.2k pm mortgage (£475k home) - too much pressure on me - at £380k its £530 pm cheaper which could go to pay down or sipp.. However I want to buy something great for long term
I have seen a lovely place with a 54 by 24 ft garden - bit further out -but walkable from tube and late night bus stop 1 min away- flat itself not that exciting architecturally - quite small rooms but 2 bed but I could so see myself there £395k but willing to take offer - livable now but needs work - eg kitchen update .. it has a quirky dining space and parking .. I could build an art studio in the garden !
Like it a lot - so chanting re putting an offer in - need to rebalance and get clarity - am i buying too small - i do love where I live now and of course its cheap as getting 12% on much of my deposit - ARGH!!!

I do feel very very (too) busy though - saw my last week lunch date twice last week - fun dance Fri til 3 - and then he took me to a fantastic live show last night - - and he already commandered this Fri for a date less than 12 hrs after my last Friday date with him and organising something fun - only hand holding so far - so feels he is a man with a plan ... for LaPlan
I am taking this sloooowly after text ex and 118 .... still when it flows it reminds you all the angst when people dont call etc is a waste of energy. If people are ready to be in your life they do always make the effort - mind you txt ex was fully present in my life for months and still ran off via text.. so I am definitely more cautious than maybe I should..

I was also out a lot with friends at the weekend - saw a gallery had lunch Saturday- and big extended london friends boozy lunch Sunday - and flat hunting Fri and Monday .. so the gym, the washing up and actual work taking a back seat .So today I have work. Another flat to see locally and seeing friends this eve (no drinking) plus serious tidying up .. clothes are everywhere etc..
flat hunting feels like such a time intensive endeavour - seeing another area friday
Grocery £104.08 + £21.59 bulk + £6.63 crisps
Grocery shopping some bulk £7.76 groceries
Sain had some YS rib eye steaks and some other meats so picked up food for freezer so counted as bulk- still got a Hfresh meal to cook
£2.57 Sain toilet rolls for 4 - my local lid* closed down - so annoying!!! I loved their FR chickens
I have compared the Sain to lidl toilet rolls and lid much nicer - v similar price (saind are the double width rolls) so wont buy those again
Plus £5.27 in my local N*sa sunday after a long boozy lunch (crisps £2.09, water and some baba ganoush)- yes champagne was drank but a friend picked up tab for 10 of us! which I didnt expect ..DON'T BUY STUFF (from Frugalwoods)
No seriously, just don’t buy things. 99% of our success with our savings rate is attributed to the fact that we don’t buy things... You can and should take advantage of discounts.... But at the end of the day, the only way to truly save money is to not buy stuff. Money doesn’t walk out of your wallet on its own accord.

I was just casually wondering if there are many allotments in the areas you are looking in. I appreciate you would like to grow the odd thing, but not sure if a half or quarter plot (or a community garden) might work for you. In Germany kleingarten in urban areas are much loved - often with a little shed, a patch of grass and a deck chair, rather than primarily to grow edible produce.
And whether your landlord might want to sell?Save £12k in 2025 #2 I am at £4863.32 out of £6000 after May (81.05%)
