So, it looks like its going to be another lovely day here. I've spent the last two days pottering around in the garden and having a rest after the last few weeks of madness. Even read a book for a while - can't remember the last time I did that, I just don't have down time.
I'm going to make the most of it until the weather breaks again - I have a little bit of school work to do but that can wait until later in the week.
I'm still running - not fast or pretty but still plodding on. Went Sunday and Monday for a 5km each day and will go again in an hour or so before it gets too warm. I take the dog when its up to about 7km to tire him out and kill two birds with one stone. I'm registered to do a half marathon in October and there's a long way to go before I'm up to that standard but its a goal. I can run about 11-12km now at a push so I'm half way there.....
Apart from the run, I have a couple of small jobs to do today - cleaning the car inside and out (its a mobile dog transporter and looks like one!), some washing, popping to the shop for a few small bits and a few phone calls about contracts etc to find out what the costs are to get out of them when I move. Other than that it's a day off enjoying the sun while it lasts.
I'm trying to not do a food shop this week as I have more time and can make things out of what's already in to start to use things up a bit. Every bit of extra saving contributes to the pot for the future and I'm very lazy when it comes to cooking and making the effort to cook. I still do budgets and lists and try to stick to them but have lazy lapses from time to time - I can't afford to do that as much now so need to be more disciplined.
I've also contacted the gym about giving notice on my membership - I don't use it very often as I'm running instead and although its only £20 a month its money I don't really need to spend over the summer. I've also checked all of the direct debits and minimised them as far as possible and cancelled things like Audible. The one thing I am keeping for now is Netflix as I do watch it on the weekends (no time during the week) but, more importantly, my sister uses my account and loves it. Its kept her occupied during her shielding for the past year and she loves it. £10 a month isn't too extreme to make her happy
Right, just waiting for the antihistamines to kick in and then we're off out for a run.3 -

What a 24 hours!
I approved the house listing yesterday and it went live at about 4pm - I now have 17 viewings over the next 3 days in the space of less than one day! It's bonkers!
Don't know what I expected but it wasn't this!
Just cut the lawns again for the second time in a week and am about to whizz the hoover round. The first one isn't until tomorrow but the estate agent showing them round is coming round this afternoon to collect the keys etc and have a look around. It's the main agent's assistant doing the viewings so she needs to have a quick look first. Finding it a mixture of exciting and overwhelming - its all happening so quickly! The conveyancing will take months so there's no imminent move but the whole selling process is steaming ahead - hopefully there'll be some offers.
Taken the dog for an hour long walk this morning before it got too hot - struggling with hayfever again and got a prescription for hardcore antihistamines yesterday but they take a little while to kick in. Over the counter ones don't touch it for me sadly.
Lots of things to do including a load of stuff a solicitor has just sent me so better crack on with it all.....

I’ve a friend who is currently looking to purchase a house and she’s offered the asking price on 3 houses and has been outbid on all 3! One of them went for 40k more than the asking price! And this is in South Wales for houses around the 280k mark. So make sure you get as much money as you can for your house. Good luck with it all.Why is the conveyancing going to take months?When I sold last year, buyer put offer in during Jan, we were out exchanged / completed by end of March. About 10 weeks in all.I strongly suggest you get packing thoughts, ie boxes, bubble wrap etc movers and costs, maybe storage costs etc, start looking at rightmoves or similar for properties in your new area. May be also pull out of Octobers run unless it is in the new area, as I have a feeling you won't be in the old/ current area.

I love the diaries that stick around and show life moving on much more easily ( in practical terms) once debt is sorted. Debt hamstrings people in many ways.

Things have moved on and there's now an offer without viewing (which I won't accept) and 25 viewings booked in for the next 3 days. There have been requests for many more but the estate agent has decided that we can't cope with more until next week and will arrange them then if its not sold this weekend. Can't get my head round it all!
Due to the backlog from Covid the conveyancing is estimated to take up to 16 weeks, maybe more, but I've started all the legal stuff off and done all of the initial form filling etc for the solicitor and spoke to them briefly yesterday.
My neighbour popped around last night (he works in new build property) and said I should hold out for an offer that's substantially above the current "offers above" price as he thinks its undervalued. He's a really nice sensible bloke that only wants to make sure I get the proper price for it so I'll speak to him again once the weekend is done and hopefully there are more offers on the table. This is all new to me so any advice is appreciated.
There were actually groups of people in the street looking at the house yesterday afternoon - a very strange experience.....
The first proper viewing is this afternoon and I'm going to make myself (and the dog) scarce and just let the agent get on with it. Then tomorrow there's loads and even more on Saturday afternoon. Will be glad when its all over.
Away from house selling, I registered with an exam board to do some marking yesterday, my subject is a shortage subject for markers so hopefully there's some work there in the future as a bit of extra money. They're recruiting for international exams and moderation but obviously not for summer exams for British students but will need markers in the future and it doesn't hurt to be prepared.
Just done the budgets and bank check to last me through to pay day in 10 days time - if I'm careful I'll make it with no problems, and not touching the money put into savings this month. Still using up food that's in so I should get to the weekend without a shop.
It's also haircut day - hurrah! It's desperate for a colouring and a trim so I'm looking forward to that - the money was put aside on pay day so its all catered for. My friend is coming round later this afternoon too - her mum is in hospital in Spain and she's worried sick and trying to plan a trip to see her, she just needs a chat and a big glass of something and some moral support. There is a small problem though - she's also my dogwalker and I'll need to find a short term replacement for when she's away - that's my headache to solve though.
