Our house is not on the market, it's just what "webuyanyhouse" would offer.
It may well be their starting offer but it probably wouldn't be what they'd end up paying you.

Seems daft to entertain bottom feeders when in a heated seller's market.

Get real offers and maybe they will be over asking.

If the gap is just too wide, you'll need to reassess and keep an eye on the area for similar size property coming to market.

Look at what people have been buying enough to compare against along side the sell through data that is up to march now.
for the sold through  you can check asking to see if they sold over or under that

If we can find one! After there only that one on the market, so don't even know if there's a massive gap or not. Sure there other houses that most people would wonder why wouldn't we buy them but they're not our cup of tea.

Yep that's the 3beds within 1m of your current post code that are SSTC.
12 up to £260k to compare against and see how your matches up

There are 9 more for sale also the ones people have offered on are more realistic comparisons

How quickly can you see sold for prices? Net house prices seem to be 3 month lag. Is there any quicker way to watch local, specific property, sold prices?
