How quickly can you see sold for prices? Net house prices seem to be 3 month lag. Is there any quicker way to watch local, specific property, sold prices?
Ask the EA who sold the property.

Thanks, I'm thinking sort of more generally. So if looking at the prices 3 beds within a mile of your area are actually fetching.

I Haven’t found anywhere that lists them sooner. Does take months for the data to appear.

In three months things have changed quite a bit
  • Round here it's showing sold date for feb.

It's only showing 10 sold in feb within a mile of our town centre.
Out of 600 properties on the market at the moment, 250 ish are SSTC. That doesn't make sense to me.

I was hoping the OP could check out actual sold prices for their postcode,  but it needs to be up to date given the market mania seen recently.

Land reg data is the feed, so that's what everyone updates from.
    Lags about 2 months.

Most will be agreed sales from a few(variable) months before that.

If you follow the links you can often find asking.

The data trawl is only useful to a point for trends.

Once dealing with specific properties it is pecking order on those.

Take their prospective onward purchase at asking £425, there is a comparison at asking £300 in their opening post  very different at the detail level when you look at it.

So we found another potential candidate but I really don't like the outside of the house and I don't if I'm being precious or what

Our house has horrible 1960s green hung concrete tiles on the front. However it's in the right location for us. We have planning permission to change the look of the house to something we prefer. With the right imagination you can improve the look, you can't change the location of that property.
