Estate Agent possibly ignoring me.

    Hi all,  well we have exchanged contracts and due to complete next tuesday.

    THanks for the support.  <3
    On 7th May you viewed & offered (via EA) on a property but got no response
    By 17th May you had written direct to vendors & they had responded.
    By 18th May vendors' solicitors had contacted yours to begin the sale process
    By 22nd May you had exchanged & will complete on 25th May.

    Seriously?

    Cash purchase by the sounds of it,
    no need for any of the usual stuff that comes with mortgages if you are happy to go ahead.

    hand over the cash,  change the title, decent solicitors can verify the title quickly.

    I wonder if the offer that were presented to the vendor were from people with houses for sale through that EA in the chain.

    Yes, no chain on my side (or the vendor). 

    Did due diligence immediately after viewing the internet advert, before offering 5% above asking price.  The property was sold 8 months ago but the buyer following their survey requested  either a cost reduction or the roof and electric faults to be  corrected which resulted in a new roof and complete rewire as the vendor was worried they were living in a potentially dangerous property.  As has been expected the vendor has not been able to source a company to remove their unwanted furniture, the demolished conservatory with asbestos type roof sheet and a project car in their garage with other garage equipment.
    Such a nice vendor, i would have just forgotten about the above and still purchase but the vendor have offered me a reduction of 5% which both their solicitor and my conveyancer have now agreed with.

    So just a slight delay due to the changes with solicitor/conveyancer work loads. will exchange next Wednesday  :)

    Wait what, you had your offer accepted on 17th May and you're exchanging next Weds?
    So you did not have a survey (even though previous buyer found issues) and no enquiries?

    OP, on the slim chance this is all true (I'm sure you'll understand it doesn't sound likely) will you be making an official complaint against the EA as you certainly should, it's outrageous they were not passing on offers.

    OP, on the slim chance this is all true (I'm sure you'll understand it doesn't sound likely) will you be making an official complaint against the EA as you certainly should, it's outrageous they were not passing on offers. 
    Hi, i could make noise in that direction as the vendor now knows what has happened. I am not the party who can start a complaint, the sale is in progress.
    I saw the internet advert, i contacted the EA and put in a decent price. After that apparently i  have no recourse to gain further information. I was told my bid was on a reserve list  :p  what ever a reserve list is thou. 

    Long story short, the vendors want to shift this property. They the vendors an absolutely lovely couple have already moved into a more suitable property near their young family.

    Apart from their EA its been such an easy property to purchase.

    Hi, the vendor was selling a while ago and the buyer well into conveyancing asked for a price reduction as their homebuyer survey said the roof was dangerous, the internal electrics were a fire hazard and cause to investigate wall ties  :blush:
    The vendor had their own hb type survey carried out which noted the roofing and original electrics but  also included other defects including asbestos in four parts of their property.
    The vendor offered me sight of their survey during my viewing, on my unrestricted walk around i could see little problem. This will be house purchase #14 and itf for myself.

    Mm searches take at least a month.
    Absolutely no chance you could turn around a sale from instruction to exchange in 2 weeks.
    Even if you had a full auction style pack a solicitor would struggle in a normal climate !

    You have exchanged contracts 5 days after the vendors accepted your offer? What kind of alternate reality are you living in? Is this in the UK?
