I may be old fashioned but I remember the days when you put an offer in EA called back an hour later - yes or no, if no you up to asking or just below and it’s excepted.

    The process now ...

Convince EA you can view property by showing DIP, deposit, job contract, underwear draw

View house give other viewers the stink eye as they queue up out side.

You offer asking on the spot they say they will let you know. 1 week later you call they have left the property on the market and are still holding viewings.  People have offered over and it’s going to best and final.

You give best and final playing guess the number.

Offer gets accepted once you go 50% above asking.

Mortgage company refuses to lend you that much for a shed.

You sell a kidney to make up the difference breath a sigh of relief you are on the ladder.

    You get gazumped.

We haven’t bought a property for a few years now (thank god).  The last time, 2000, we decided to look at a bungalow in a tiny village.  It was owned by an elderly couple who couldn’t manage the huge and fabulous garden any more.  We viewed the property with the EA and the owners present.  We wandered round the garden on our own, looked at each other, nodded and made an offer below asking price to the EA there and then.  EA had a quick chat with owners, offer accepted then EA disappeared to office to start the ball rolling while we sat in the conservatory with owners plus tea and home made cake.  We discussed the garden at length.

A very short time later we moved in.  :)

    How things have changed
That sounds amazing I remember chatting at length with the seller when I purchased my first house.    Now you would be offering to do their gardening in the hope the will sell you the property.

... And then you eventually pay off your huge mortgage just in time to be able to sell your house to pay for your nursing home fees
😂 probably for only half of what you paid for it because Crashy is finally correct and the housing market crumbles after we go into Covid lockdown 500.

Well No !  :|  Update Just had a very irate (borderline rude)  member of the EA's team phone me explaining my offer is on a reserve list  :)  and told me off for making contact with the vendor.

Anyway, the vendor solicitor has contacted my conveyancer to begin the sale process. EA >:) does not know that at the mo

    Happy days.

Ooh that’s not good at all, I would perhaps kindly remind the estate agent that they have legal obligation to pass on offers and really this should be passed to the ombudsman. This would cause me concern in case they do any other dodgy dealings between now and completion. If you remind them of this now they might just behave.

Thanks for the input, hey i could make noise re the EA but i want this property and  the vendor wants to sell to me. So not wanting to disrupt anything now but i fully understand your idea.

the vendors who are such a nice couple in their later years have today moven into their M&S property, they phoned me saying they have moved but they could not take all their furniture or his motor vehicles from the garages.
So they asked me to have another look and reconsider rmy  purchase price, doing that tomorrow there not local but for me the property is worth the effort.

    Ta all
