    If you got on well with the vendors, you could pop round and check that your offer has been passed on to them.
    Hi, well they made me tea and offered me my favourite biscuits whilst we sat around their dining table discussing the house.

    Was so nice not to be accompanied by the EA, kind of learnt a lot about the property, had plenty of time to investigate and chat to the vendors. 

    Still no contact from the EA  but i have wrote to the vendors.

    This is unfortunately almost the reality of buying these days!

    To add a little...
    You gazump the gazumper after selling all your possessions so you'll have a house but nothing to put in it.

    That's very nice. I'm sure that they are equally pleasant to everyone else that views. Bottom line is that this is a business transaction.

    Well FWIW, one time I made an offer on a house, and I got a call back from the EA saying the seller would like me to go round for tea and cake with them.

    It turned out it was because they'd decided to accept an offer from somebody else, and they wanted to break it to me gently!

    Strangely, the seller never invited me to increase my offer, I think they thought that asking me to pay more would be vulgar.

    Sounds like they have accepted another offer but are keeping OP dangling in case it all falls through.

    We haven’t bought a property for a few years now (thank god).  The last time, 2000, we decided to look at a bungalow in a tiny village.  It was owned by an elderly couple who couldn’t manage the huge and fabulous garden any more.  We viewed the property with the EA and the owners present.  We wandered round the garden on our own, looked at each other, nodded and made an offer below asking price to the EA there and then.  EA had a quick chat with owners, offer accepted then EA disappeared to office to start the ball rolling while we sat in the conservatory with owners plus tea and home made cake.  We discussed the garden at length.

    A very short time later we moved in.  :)
