our valuation was requested 20th April, so approx 3 weeks from full application. Valuation today 29th.

Yeah, very lucky! How’s the conveyancing going? Have you relaxed a bit now the offer is in? Please say yes!🤣
See I fell really lucky with my valuation falling the day after it was booked, it was surveyor based at the opposite end of the country, so guessing they just happened to be in the area?

Much calmer, thank goodness! Still not loving all the waiting! My broker told me to hold off paying the solicitors until I'd received my offer, which I'm kicking myself for now! We go away on 28th June, so my plan is to move in before then.. but hoping to just get the keys asap to make it 'home' x
Yeah I've paid my solicitor but told them not to start searches until I give permission

  • Hi,

I'm new here but we finally got confirmation of our mortgage offer today so thought i would let people know our timescales as i know i was desperately searching for info the whole time!

19/03/21 got DIP (this whole process took around 5 days as they kept needing more info before issuing dip)
    22/03/21 offer accepted on property
    25/03/21 full offer submitted
26/03/21 paid application fee & sent direct debit mandate
    30/03/21 received mortgage illustration
06/04/21 proof of deposit & bank statements requested & sent
08/04/21 self employed declaration form (this was asking if covid affected income) requested & sent
14/04/21 SA032 requested (husband self employed)
15/04/21 survey instructed for Monday 19th April
    19/04/21 survey carried out
    22/04/21 Aldermore received survey report
26/04/21 Aldermore instructed broker that our application has been moved into the offer queue
29/04/21 Email from broker saying Aldermore have contacted them to confirm they have issued our mortgage offer

We held off paying our solicitor until we knew we were in the offer queue ( apparently local searches are not due back until June 26th in our area, i am hoping they have over estimated this as it seems so far away)!

Now begins the long wait for any more news but we can breathe easier knowing our offer has been issued (can't wait to receive the paper in the post). Hope this helps some people. I think the bulk of our underwriting was done before valuation, and also because we had to jump through so many hoops to get a DIP i believe they had a lot of information from us at that point which meant they weren't constantly asking for info once we put in our full application - my broker informed me that every new document we sent in started the 5-7 day process all over again!!

so yeah 5 weeks from full app to offer - there was Easter bank holidays in between too!

  • sorry 25/03/21 should say full mortgage application submitted

    Thats really helpful, thank you!
I bet you are sooo relieved!
From the looks of others it’s looking like 5 weeks average! My partner is self employed too and I thought it would take a lot longer to process! Good luck with the conveyancing!😁
