    @srh88 ah everything crossed for you! The 5% wasn't out when we applied, but we couldn't even get a dip with a 10% ltv with a mainstream lender (first broker all but gave up on us 🤣) so really hoping Aldermore say yes
    Luckily i was slow at appointing solicitor so hasnt cost me anything. with them 48 hours really quick.

    No news yet! i don;t have a tracking system, I don't want to pester them as all over my paperwork it says 'REMEMBER OUR TIME IS YOUR MONEY!' and advised to only call/email if necessary :') It'll be 21 days since searches were instructed on Thursday, so I will chase on Monday. Hopefully it'll be quick once you get your offer now! x

    They have just pulled out on us at underwriting stage we had DIP and broker and estate agents told us to instruct solicitor 😭
    Really sorry to hear this :( Is your Broker advising of any other possible lenders? I've seen a few on here when they've been declined with Aldermore people have suggested other lenders.

    Hi! I’ve been anxiously following this post as I’m awaiting an update from aldermore too! 

    DIP 06/04/21
    Full application 09/04/21
    Request for more information 13/04/21


    and since it has been a waiting game, one that I’m not dealing with so well 🤣

    MA said we should hear something today/tomorrow and that it was back in a queue with the additional documents 

    no valuation instructed yet to my knowledge

    solicitor side the searches have begun but no update since 12/04/21
    My timeline was
    09/03 - DIP
    15/03 - Full Application submitted
    20/03 - Covid form and DD returned
    23/03 - Donor letter from parents sent
    24/03 - Sent for Valuation
    25/03 - Valuation Completed
    29/03 - Valuation returned - Good
    01/04 - Offer received

    I was told to hold off on a solicitor until I got my offer, so now it's just waiting for alllll the searches, contracts etc :) i think i fell quite lucky with timings tbh! 10% deposit for me. 

    I had to ask the estate agents if they valuation had been scheduled and it had already been done before I asked :')

    They seem to be a good choice so hopefully all goes well! Found out ours is at a halt now because my wife’s wage slip shows sick pay from last month even though she wasn’t on the sick! We’ve sent them her sickness record but isn’t enough for them! 

    So they want a wage slip without sick pay and it’s taken her HR dept a lifetime to sort last months and this months out 🤯 honestly couldn’t feel any more stressful

    I second the valuation comment, my broker said they were told when it had been instructed and they would be told when it was done but not the actual date. Turns out it was instructed almost a week before it was booked, I found out that from my estate agents. So many things to worry about lol we desperately want to move and this house is perfect so it feels like a lifetime waiting!

    /no other suggestions (been through kensington and aldermore)

    suggested we add another 7K to our deposit to give 15% (not possible)

    I would suggest sending KS a private message, one of the brokers suggested on the other thread. When my application was cancelled I had a melt down and sent them a message, they were great and said if it all fell through they could try and help me out.

    Ha yeah I haven't bothered my solicitor yet, don't see the point until we have an offer. Are you second viewing? I plan to ask if I can take my kids to see the house. Not sure they will let me take them all cause of covid but at the very least I want to take my eldest

    Hahaha, I wouldn't! Although my solicitors assistant seems lovely those words just keep resounding in my head! I'm hoping to, but I'm not sure who I contact about it? I could do wiht double checking some measurements, The front room has a bay window and I need to know if that's included in the room length, because if it is i'll need a new sofa! 

    Ahh that'll be nice, i would like to take my little one as well actually, although the door isn't going to be green yet hahaha x
