In general, would you say a garage or a conservatory increase a houses value?

We wouldn't consider any house without a garage. We need one for the classic car in there.
A conservatory we wouldn't mind if it had one that is done right but we wouldn't go out of our way to find a house that has one.0 -
Conservatories are awful IMO. Every one I saw when looking for properties was cheap and tasteless and would need to be knocked down. They are so 80s, a cheap way of increasing floorspace without doing it properly. A big kitchen/diner/family room with ceiling light is very popular these days rather than a lump of cheap plastic on the back of a house.
Garage was high on my list of priorities, houses without them were ruled out. But then I am weird, I actually keep cars in the garage and really value being able to do that.1 -
A Garage adds value, but not so much because you actually have a garage, but for the fact you have off road parking and vehicle access. That is the main plus point, the fact you have room for a garage is a bonus. So many houses have no off road parking and no chance of ever having it, they are the ones that are worth a LOT less to me.

Garage definitely (wish I had one!).
Conservatories - a house would have to be perfect in every other way for me to buy a one with a conservatory. Hate the things, a lot of cost to take down including the footings/foundations and a huge mess to clear up afterwards.0 -
Many people won't consider a house unless it has a garage, not so much a conservatory0

a garage definately. a conservatory to some extent if the needs the extra space.0

Another vote for a garage. I wouldn't consider a house without a good size garage. A conservatory is of no interest to me.0

IAMIAM said:Thoughts on thisIve just bought a house and whilst looking there were some pretty costly ones, well in excess of half a million, some nudging three quarters of a million, that had no garage, most generally because the internal garage had been converted to a room.As far as I was concerned that was a deal breaker* and if enough people thought like me then that would reduce the price,so conversely, a garage would increase the price even if just by preventing a reduction or by making the pool of people who wanted it larger.Anyone can slap a conservatory on so i don't think that increases the value by anywhere near what it costs. eg add on a £25k conservatory, maybe add £5k to £10k compared to a house that doesn't have one. But its harder to add a garage, not many houses have the space outside, or if its been converted already, probably the house would miss the space.* a couple of houses were nice enough in pictures for me to take a look but end of the day i couldn't stomach spending that much and not havea garage.0

For us it had to have a garage or space in the garden to build a garage sized shed/workshop. The couple we viewed that had converted garages, I was mentally working out how to convert them back. Conservatories I dont mind, it would only put me off if it was done really badly or on the cheap.0

Far too general a question...
Garages & conservatories vary widely.
An unattached garage that you can't get a car into, tucked around the corner, is very unlikely to be a positive.
An attached garage, with space for a car & a utility area, with access to the house & garden, well that will often be a big positive.
Same with conservatories.
A 3sided glass box on a mid-terrace brick box, that's not the full width, just looks tacky, is going to be cold, & a pain to maintain.
A properly designed one, that suits the house, & has proper walls in appropriate places, & can be used as an actual room & not just access to the garden, could be a positive.2
