Is a Virtual Tour worth the price when selling through an agent?

  • I've mixed feelings. I recently sold and the agent gave the video tour the hard sell, was £240 with enchanced photos. Afterwards we asked the agent to conduct  a walk through as if we were a buyer and overall I was impressed and thought because of lockdown and having tenants in the property it was a no brainer. You know what, not a single viewer requested it, they all wanted the physical viewing straight away which I must admit surprised me. Feels a waste now but at the time seemed a sound decision, for £180 it only needs to attract one buyer to make it worthwhile.

    Depends on your house. You can watch a video repeatedly. If it is in great condition fine but if not it may actually put a buyer off if they spot something that they might miss on a physical viewing.

    As a buyer I actually prefer the walkthroughs - I get a clearer idea but that's just me.

    i think it helps overall as a buyer. But as I choose a house because of its location not the actual house it wouldn't have that much impact.

    Don't make people have to request it. Make sure it is up on Rightmove so they can view it without having to beg for it.

    Gosh didn't realise you had to pay more.
    I expect it's something you can try negotiating to be thrown into the standard price - it's a relatively trivial bit of extra work when they're taking the still photos.

    Paying for a video tour or 360 photos is really dependant on the size, condition and price bracket.
    Would l spend £200/300 on a two up two down terraced house in Hull for £40,000 No.
    Four million pound property in Hale Yes

    When we sold it was pre-Covid so we didn't bother but I can well believe it could be money well spent under current circumstances. Having said that, I watched one the other day where the EA had added awful, 1970's Berni Inn-style background music. Do they all do that? It was most off-putting...

    The matterport videos are really detailed, you see EVERYTHING! by having to request the video from the agents, it reduces the chances of a burglar using the video to case the joint. If youve got a posh tv or top of the range stereo, it will be shown unless you move it out for the video.

    Standard EA photos will show that too. For me if they make you request the video tour / 3D viewing then that property is going to go to the bottom of my list.
