Is a Virtual Tour worth the price when selling through an agent?

Is is worth paying (e.g.) £180 for the 360 virtual tour when selling your home through an estate agent? This is not the walkthrough video (which I find unappealing) but the "stand in each room and rotate the camera", being able to click to move through the house etc. What do you think?

    Depends - are you allowing viewings to be conducted in person?

    In non-covid times, the listing is really just to get people through the door. Photos and a good floorplan will usually do that in my experience.

    Ours was part of the price when we sold and bought (same agent). Personally I think its brilliant, especially for revisiting and remembering details, like we couldn’t remember if the place we were buying had a gas or induction hob, so off we pop to check the video. Our agent wouldn’t let people book a viewing on our house until they had seen the video.

    So how much are you paying the estate agents ?
    How much is the property on the market for ?
    This can give potential buyers I great idea of what the property looks like from every angle.
    Can you control the camera and alter the view 360 degrees and also up and down ? 
    £180 could be money well spent 
  • As a buyer I found it fun to look but it wouldn’t make me more likely to view.

  • As a buyer, it was a pull for me to stay on your page, have a proper look around and I felt it gave me a better insight into spaces, and size of rooms.
  • Thanks for these responses. Personally, looking at homes on web sites, I find the video walkthroughs next to useless, but these 360 tours do give a better idea of what a home looks like. I'm waiting for the other agents to visit - so find out from them what they charge. But if it included premium listing on web sites (not sure if it does yet) I'm inclined to go for it (especially if I can knock them down a few quid on its price!)
    I do think floor plans should be mandatory in law!!! Why do so many agents list without them?

In my view, it's excellent and whilst it may attract a lot of nosy neighbours, it also helps filter buyers who really are interested in the property by the time they book a viewing.

    Wow, that’s a lovely house! 360 view is so helpful, totally agree that agent videos are rubbish. Especially the ones where they talk through it, “and here is the kitchen with all appliances...oven (*realises there is nothing else of note in the tiny kitchen*)....” slowly backs out 😂
