    My house buyer is ftb and the house purchase is empty so fairly small chain. The whole thing has dragged on for over 4 months. The sale side has been ready for exchange for weeks and my buyer is getting impatient and threatening to pull out. It took long time over 4 months  to find buyer for my house and I will be gutted if buyer pulls out.

    Slips36 I still don't understand your situation.  I don't understand why you can't download the garage title/lease and forward to your solictor.   Is your seller prepared to wait for the money for the garage?

    The house and the garage is on the same contract but the house has it’s own title deed and the garage has a leasehold title deed. One of the enquires was on the leasehold deed as the solicitor only provided the title plan and not registered title. The sellers solicitor was unable to immediately download the title deed so had to have it posted from HMLR. There is severe delay in the postal service and possibly take weeks to get to the sellers office. To further complicates he is working from home and rarely goes to his office.

    Because the deed is not available as a downloadable copy.  The seller's solicitor applied to obtain the deed and was advised by HMLR that they would have to send a hard copy in the post.   This is not unusual actually.  Happens on quite a few transactions.

    I’m hoping my solicitor will see the delay in waiting for the leasehold deed to be delivered.
    so he will exchange without the deed has he already has title plans. It’s a case of exchanging soon or the whole chain collapsing. My quote is no completion no legal fees so he will lose out on £1200.

    As explained already, it's your choice!
    As there is no mortgage lender involved in purchasing the garage, you are the solicitor's sole client, and therefore you can instruct him to do whatever you want.
    He can, and should, certainly advise you not to Exchange without sight of the Title (who knows - the seller may not own it!).
    But ultimatey it is your risk, so your decision. He'll want any such instruction clearly in writing to protect himself from any adverse consequence.
    I suppose he might still refuse on the grounds that it would be professionally  irresponsible.
    And then, of course, there is the outstanding issue of the unanswered Enquires which you've provided no details of.

    If so, the vendor going away need not have any impact on eventual time-scale and your Solicitor will not be able to prioritise your case over others irrespective of how much money you offer - certainly £1k is only loose-change to a Solicitor.
