our situation just gets worse and worse!! I could literally cry. We've just been informed by the estate agent we are selling with that he has spoken to someone at the top of the chain, apparently this person has only just found a property! This is not what we were previously told. Searches etc have only just been sent out for this property at the top of the chain and will take weeks. We cannot afford to pay stamp duty which we will have to pay from 1st April.FTB_Help said:Km2020 said:thank you all for replies
wanted to post a update
so our buyers are ready now and they got their mortgage sorted, the rest of the chain are ready to go above us but there seems to be a problem with getting hold of the top of the chain. the person who has been dealing with this informed me myself and the rest of the chain would get an update Friday as we never did
we are constantly chasing people, our estate agents is chasing the upper chain as well as the solicitor as no one is getting back to anyone. Our buyers are 1st time buyers and bottom of the chain so they are keen to move in ASAP but obviously this cannot be done until the rest of the chain is complete
myself and my husband were going to move into my parents to allow our buyers to move in , but this is not possible due to out mortgage and we would have to pay a big fee if we were to do that (which we can't afford)To quote Dory: "just keep swimming, just keep swimming"It's all going to be worth in in a few weeks when you move in 🤞
It is just a nightmare0 -
We feel the same, it just takes one solicitor not doing what they are paid to do! We, our buyers and sellers are all feeling very frustrated with the sellers solicitor who keeps making excuses about working from home, not having a printer etc. etc.
We all signed contracts two weeks ago hoping for exchange straight away but now she says she is waiting for a report but will not say what report this is. Our sellers are embarrassed by her behaviour, she finally sent the questionnaire they signed in September to our solicitor two weeks ago!0 -

It is just a nightmareDon't panic, keep calm.Stresing yourself out isnt going to make things move faster.Have a word with your vendor, see if they are willing to break the chain so you can complete before end of March. Alternatively could you meet half way on SD cost with your vendor or reduce your offer? The SD extension petition hit 100k signatures a while ago, so should be up for debate in Parliament, so may get extended.Just stay positive0 -
it's just ridiculous isn't it. It's a shame because all it takes is 1 solicitor to not do their job properly and it messes everything up !knightstyle said:We feel the same, it just takes one solicitor not doing what they are paid to do! i believe that is what they are trying to look into now, i'm praying this all gets sorted but it really doesn't seem like it at the moment!FTB_Help said:Km2020 said:

Seems that the petitions activities have been suspended due to lockdown ie. no actions will be taken from petitions, according to the site anyway, so I wouldn't hold my breath.FTB_Help said:Km2020 said:

Also in the same boat! Offer accepted on property in September and still waiting for enquiries to be satisfied. EAs don’t reply to emails. Whenever solicitors do they blame each other for the slow progress. It’s so frustrating and makes it difficult to be excited to move in. Thankfully I’m in direct contact with my seller and we’re working together to get the chain completed ASAP.0

Also in the same boat, although our offer was accepted 2 weeks earlier than yours! We’ve had 2 chains fall through and now hopefully getting somewhere close to exchange, but it’s never that straightforward.Last week the EA was sending us nasty e-mails daily saying our one outstanding enquiry with our vendors solicitor was holding up the whole chain who were ready to exchange and apparently the top of the chain issued and ultimatum saying if we don’t exchange by the end of this week they’ll pull out. Now we’re ready it turns out none of them actually are (including the one issuing the ultimatum!) and our vendor doesn’t want to complete until 19th Feb because apparently he needs 3 1/2 weeks to book removals. Fuming doesn’t even cover it!0
