In Bristol I have put in an offer for 15% less on a very nice looking house which would usually be snapped up fairly quickly and the vender has come back saying it’s too low but they will accept 10% less.
I think at the moment its quite a hard time to sell property, people don’t quite know what the markets going to do so are sitting tight until it picks up a little. Also the fact Christmas is around the corner it certainly can’t help.
I’m going to look around another property tomorrow with another estate agent, after a bit of probing he advised me that they are looking for a quick sale and any reasonable price will be considered0 -

I was told the same by an agent selling a house for £250K. I offered what I though was a reasonable offer £235K (-6%) and it was refused with no indication of what the seller would be likely to accept.0 -
Offers I have accepted over the last 2+ years and still not sold
August 2005 -4% Chain collapsed.
Jan 2006 lowered asking price by 5%
August 2006 -2% buyer changed mind after researching schools
November 2006 took house off market fitted new bathroom.
January 2007 back on same price
April 2007 -2% buyers lost buyer and decided no longer wanted to move
June 2007 -7% they had a relationship split and pulled out
August 2007 -9% buyers decided not to relocate
Sept 2007 -4% Don't know if this sale will go through or not. No longer care0 -

Had it on at 2 prices over the course of 10 months:
96% of original high price
98.13% of reduced price
2 buyers, 1 dropped out obviously
About 6 offers all on the nose of £250k to avoid stamp duty. If I'd accepted those I'd have been selling at about 91.6% of the initial price.0 -
I'm currently tracking 5 houses of differing valuations in the Bristol area. This is just for my own interest to see 1. how long they take to sell and 2. how much selling price differs from the asking price. They were all put on the market in the last week.

yeah we sold in sheffield last year (sept 06) for 10% over, don't think that's the case anymore.
