"Sold" at asking price back in May, chain just collapsed & house back on market for 2 days before receiving another full asking price offer today. This is in London suburb.
The bigger the bargain, the better I feel.

I should mention that there's only one of me, don't confuse me with others of the same name.

You may know already, but another interesting site is http://www.propertysnake.co.uk/ - it monitors prices and you can see how much house on the market are rising or falling and how long they have been on the market etc.

Some of the examples quoted are truely scary but not sure how true they are or whether there is a technical hitch.

Bought at 97% of reduced asking price. Which was 94% of original asking price. In nth kent in August.
  • Sold in August of this year at 93.5% of asking price in Islington, London.
Bought for 0.8% (closed bids) above asking price in Barking and Dagenham, London, also in August

We got 98.56% on a 2 bed flat in Oxfordshire completed on Friday, but we had originally put it on the market in May, and hadn't increased our asking price when our original 'buyer' fell through in August, despite advice to the contrary from many people (we were already nervous of the market then)
. Our buyer did try to mess us around at the last minute (well the day before exchange) but we threatened to put it back on the market at a higher asking price and they caved in. Other flats on that street have asking prices £15-£20K higher now. Will they achieve that - who knows? I'd think not, but for no apparent reason flat prices are still rising in that local authority...
  • Just had an offer accepted this week at 95% (seller had already dropped the asking price by 8%). That's in Manchester. Fingers crossed, it'll go through ok...

Sold Ex council house in South Leeds in May 07. Asking price £82K, accepted offer of £81K, sale fell through then accepted an offer of £83K (Oh to buy a house for 83k, I live in Dorset, 83K would buy me a shed)!

all the sellers seem to have acheived good percentages then.
  • Accepted 100% after 4 days on the market for my property near Epsom, Surrey one month ago. Incidentally as we weren't in any rush, we put it up at the top valuation we received to "test the market". Didn't really expect any interest until after Christmas so we really will be packing on Boxing Day!

just paid 90% of asking price in saddleworth - went in at 80% with my first offer (:D) so 90 is a good compromise I think
