How important is an accurate floor plan in selling a house? What about 3D floor plans?

    Essential for me. I often rule out viewing on the basis of floor plan. You can easily change decor but altering room size and/or layout is expensive

    Especially as so many houses are poorly laid out and do not work as effective living space. A modern trend of "borrowing" space from next door rooms and the habit of calling box rooms bedrooms seriously inhibits how much real space is available and how things can be arranged.
    Your life is too short to be unhappy 5 days a week in exchange for 2 days of freedom!

    when you buy a new build off plan, you get the site layout, can see how each plot sits, which way the garden faces, who is likely to overlook your garden etc. 
    Of course you can see all that from google earth IF ONLY the google earth link in the estate agents details was actually centred on the house for sale, not a random property nearby.

    Even if you only have the photos and road name, it's usually rarely hard to figure out which it is on streetview.

    What do you guys think of the virtual walkthroughs? I wasn’t keen at the start but with all this lockdown, it’s nice to be able to go around the property again at your leisure.

    Which makes me wonder why so many agents are cagey about providing the full address in the listing. Just makes extra work for the prospective buyers.

    A mate sent me a link to a virtual / video walkthrough of a property she wanted to rent. It was very difficult to get a 'feel' for the property and I wouldn't be buying a home purely based on that and no physical viewing.
    Mortgage started 2020, aiming to clear 31/12/2029.

    I was impressed by the video tour our EA did on our house. Photographer was a professional, and it didn't have any stupid commentary which I detest. 

    On the flipside, the one for the house we were supposed to be buying, (EA Purple Bricks) was awful. Terrible muzak and left viewers feeling sick & dizzy - akin to a ride on the Waltzer after a big curry & a bottle of wine :o
