How important is an accurate floor plan in selling a house? What about 3D floor plans?

One of the bedrooms on your plan is missing a door. Also it’s not explicitly saying kitchen anywhere so that might cause confusion. Please put dimensions on whichever plan you use. Otherwise I do prefer plan 2.1

How big is the bedroom on the right? And the bathrooms?davilown said:So here is the floor plan the EA has done for me - please don't get me wrong, I think that the EA is actually real good bar this. With their local knowledge its really well worth having them advertise the property.
The second image is one I've done in about 10mins - not perfect but its a lot better I think.
Dimensions of the interiors of each room are much more useful than the confusing way you've done it.1 -
I think I’m just trying to make a point that it can’t be that difficult for an EA to be able to produce a decent floor plan if I can do one better in 10 mins 😉30th June 2021 completely debt free…. Downsized, reduced working hours and living the dream.2

I have to admit that if I can't see a floorpan, then that house will go on a 'B' list and only if I know the area - otherwise I would give it a swerve. It's really not difficult at all to put dimensions on - so I can't quite understand why they haven't.0

I don't like listings without a floor plan, but if the dimensions are listed in the description I don't need those on there and I'm not too bothered about it being to scale either. I use the floor plan just so I can picture the layout in my head; the photos of the rooms should give enough of an idea about size.1

I absolutely like to know what the total sq ft is and how much is being asked in £ per sq.ft. Very American I know. But I think this sort of data based measurement of price per sq.ft is important. The rest is just estate agent crap speak.1

Please dont rely on photos giving a reference/idea on size. Honestly the amount of manipulation that can happen with photos (even without realising). Wide lens, depth perception etc.rach_k said:I don't like listings without a floor plan, but if the dimensions are listed in the description I don't need those on there and I'm not too bothered about it being to scale either. Hope the description labels can map to the floor plan (bedroom 1, bedroom 2?) hope the description includes a reference to location (front/back) and also hope they haven’t missed dimensions. Which happened to one I looked at recently- they didn’t fancy putting dimensions for the living room. If these are on the floor plan you have easy access to them all in one place.3 -
Looking for houses on RM was so frustrating if there wasn't a floorplan. It's one of the first things I look at. I especially liked the ones where individual room dimensions were given2

To me it is paramount for these reasons - bedroom count does not matter, what matters is sqm and layout. What I also want to know is the aspect so the floor plan needs to show where North is.
By knowing exact (more or less). sqm or sqft you can then compare houses on price per sqm/sqft.
Finally for all properties where I am seriously considering putting an offer I take the floor plan and make it 3D in Live Home 3D. I already have all my furniture so I can visualise how it all fits. I can also play with the layout.
After exchange I use it to model all the layout, changes, colours and materials.
