Remove 3.5 and it looks fine.
PRIVATE 'PCN'? DON'T PAY BUT DON'T IGNORE IT (except N.Ireland).
CLICK at the top or bottom of any page where it says:

Super, thanks. I assume I leave everything else in the template verbatim apart from the obvious things like names and claim details.

Correct , add the amended paragraphs approved by coupon mad to the rest of the template , add personal details , references etc , add the statement of truth , sign it with an electronic signature , pdf it , email it , as detailed in the newbies FAQ sticky thread and by KeithP to the ccbcaq
  • Thanks for all the help so for. Defence signed and saved as PDF and sent to the CCBCAQ email address. I guess it's waiting time now for the DQ for the court...

    No need to guess.  :)

Refer again to that list you were following where item 6 is:
    6. After filing your Defence, there is more to do.

Yep. And dont wait for the DQ. Proactively check when it has been sent.
If they send it out and it gets lost, you lose and have to go through a set aside

As for moving out, well the AST is due to renew in March
FYI - you don't have to renew an AST - you can let it move to a periodic tenancy. But that's for a different board and another thread. :)

Is this for definite? I have a 12 month AST and the landlords won’t go onto a monthly but insist I renew for another 12?
  • I’ve had a letter of acknowledgment from the CCBC today. They state the claimant  has 28 days to respond if they wish to proceed otherwise it gets stayed.

    I take it I won’t receive a DQ until after they’ve responded?

    Yes, of course.

If the landlord wants a 12 month min then it's that or they serve notice.
