I would say you're putting it back on the market now, so don't reflect for too long. I'm all for realistic valuations but this is stuff they would have seen on first viewing.1

let's be realistic here, if they've been dragging the exchange for 3 weeks then it's a safe bet they don't really want to buy.
Put it back on the market at the original price and see what offers you get. If the current buyers ask anything then give them a deadline of a few days to exchange, while you do viewings and take other offers.
The prospect of losing some money might help put things into perspective quite quickly!
My first set of buyers also pulled out ( although for different reasons ), we sold again 2 days after going back to the market for a bit more money. Hopefully these ones stick.

On Monday tell the EA to remarket the property if there's no immediate news. That will put the cat amongst the pidgeons. Take control of the situation.Mrsemmawright2010 said:Update:
They brought a builder with them who talked them through the house and the survey. He reassured them that there were no issues and told them they should proceed as it was well worth the money, according to the EA.
Apparently they didn't look at the lining paper either!!
They are now going to reflect over the weekend which now makes the third weekend in a row where we have failed to exchange and are left wondering if things will go our way.

Tell them it is 20k off no more discussion on price, take it or leave it. It is easy to say "jog on" etc. on a forum, not so cool in the real world if you don`t get another buyer, or find an even more difficult one!0

But that won't always be the case. Loads will get houses valued at 230 ish but list for 250k. When their best offer is inevitably 230k. They haven't been generous and expected lower. The buyers are still paying going rate.Mrsemmawright2010 said:

A house near me came up for 290k. Its now 260k. If a buyer got it for 270k weeks ago, does that mean they got a great deal so can't negotiate money off?
Sellers always get defended on here. I'm not saying the op is wrong, I'm just saying in general, x amount below asking means diddly squat.1 -
