Reduced price for redecoration

  • Also if they want to redecorate they just paint over it, in whatever colour or paper over it, there's no real need to strip lining paper unless it needs replacing or they want to replaster the walls.
    I would be tempted to reply saying no, but also that you have been thinking about it and you feel you dropped your price too much and now want another £5K. See how they respond to that, bet they'll be begging you to let them proceed!!
    Or they say no thanks and walk away. Then the seller will come back begging.

    They brought a builder with them who talked them through the house and the survey.  He reassured them that there were no issues and told them they should proceed as it was well worth the money, according to the EA.
    Apparently they didn't look at the lining paper either!!
    They are now going to reflect over the weekend which now makes the third weekend in a row where we have failed to exchange and are left wondering if things will go our way.

    I'd get it back on the market, by now they should be committed. If you are expecting to Exchange then everything should be implace and you are passed all the if and buts and money off requests. They should have a mortgage offer in place, you can't start changing the prices without re applying.

    Not sure what you mean? It was up for a very realistic price as confirmed by 3 EAs and current market....i accepted £15k lower to expediate the process as i had only been given 2 weeks to sell in order to have my offer accepted on the house we are buying.

    We’ve just had a mortgage offer on our house, we’re FTB. 
    The homebuyers survey came back with a few niggly things like, the roof needs cleaning, one of the drains was slightly blocked outside, a couple of the recessed spotlights need refitting, there’s a few chips on the kitchen worktops (we’re getting a new kitchen anyway), there’s a slight crack in one of the bathroom tiles.....the vendors, bless them, were worried we’d ask for money off. 
    I don’t know if it’s just us being realistic and pragmatic about things but no way were we going to ask for money off because it’s tiny things that we can sort ourselves. 
    But from reading these forums, a lot of FTB are panicking over very small things.

    They don’t sound like they’re really committed to buying do they? Not if they’re ‘reflecting’ at this late stage 
    Unless they were shocked how positive the builder was and didn’t want to admit anything in front of you; just wanted to get away? Embarrassed?
