Reduced price for redecoration

  • Also if they want to redecorate they just paint over it, in whatever colour or paper over it, there's no real need to strip lining paper unless it needs replacing or they want to replaster the walls.
I would be tempted to reply saying no, but also that you have been thinking about it and you feel you dropped your price too much and now want another £5K. See how they respond to that, bet they'll be begging you to let them proceed!!
Thanks for the advice! I might just give that a go!
  • That's very unreasonable. Both our last house and our current house have had lining paper in parts. I would never have thought it would factor in to any price changes. The house looks like it looks.

I doubt it TBH but you never know.

How absolutely ridiculous ! Im guessing first time buyers ? That would annoy me immensely because if you did change the price, their mortgage offer would need changing. Tell them in strong terms to get lost. Hope you exchange soon !
I hadn't even considered that it would of course need then a revised mortgage offer.
I will indeed tell them to get lost! Thank you
Took less than 24 hours for me to get a revised offer. Though I believe I may have just got lucky.

What the nerve? Let them go if they want to walk! No need to reduce the price maybe you have come across as too keen to complete! Honestly the attitude should be you want to complete but not to at all costs! Everyone has to be reasonable and really this is ridiculous!

It was actually them that insisted on a december completion as they want to apply for a school place. I wasn't keen as I knew that if things got delayed it could overhang us all over Christmas.

Let's see what their visit today brings....

Say they can have £150 off in case the wall needs a bit of skimming.

I'm going to be kind and say these are just flaky people and don't really understand the risk (very small, probably cheap) that is being highllighted. This might be something to pass on to the agent to 'share wisdom' and encourage the deal to move forward. They can be persuasive  especially if before Christmas has value to the buyer and it might be less confrontational than you sending a short but blunt message. Any more spanners in the works and with the usual effective fortnight of no progress in legal world for Christmas may mean to all moves to after Christmas. If they stick to the guns and want a tiny amount off then its up to you what's worth it to get over the line.

Indeed. If you are putting up a thin wall paper, lining paper hides the worst of the lumps & bumps. If painting, lining paper is a good idea, especially if you're going over lime plaster - Most modern paints are unsuitable over lime plaster (it destroys the breathable nature of the plaster), so lining paper gives you the option to easily remove the paint if it becomes a problem.
Any language construct that forces such insanity in this case should be abandoned without regrets. –
