When rent day falls on a weekend or bank holiday, when would landlord expect payment?

    Rent is due as defined by the contract. Typically, rent is due on or before the due date specified in the contract (your clause about rent being deemed late if 4 days overdue is rather odd, but not a problem). However, if the occasional payment is delayed by a weekend or a bank holiday, but comes in the very next working day, it's unlikely to bother anyone and certainly there are no direct legal consequences. The only thing you risk is upsetting your landlord, and many wouldn't care.

    Weekend makes no difference but if a bank holiday then rent not due until day after. (See shelter legal on rent)

    Beware rent due on 29th, 30th or 31st.

    Some landlords could get upset at almost anything. Snowflakes!

    The contract just specifies the day each month that rent falls due and says if rent is not received within (I think) 4 working days of due date it will be deemed "late" and there might be interest charged.
    Which allows for both Christmas Day and Boxing Day ; and Good Friday and Easter Monday being bank holidays and therefore non working days. Been this way for a long time now.

    Legally rent must be paid on or before the due date. If it not, it is in arrears.
    In practical terms, few landlords will do anything if it is a day or two late, though be aware that S8 G11 allows a landlord to apply for possession of the property  "Whether or not any rent is in arrears on the date on which proceedings for possession are begun, the tenant has persistently delayed paying rent which has become lawfully due."
    And contractually there is the 4 day clause you quote as well.

    I honestly would have thought that rent (or any other bill payment) arriving on the very next day if due day falls on a bank holiday or weekend was absolutely standard practice.  Some of the replies here have rather astonished me.
    I pay most of my bills by Direct Debit and where my phone or electric or whatever falls due on a Saturday, they will not claim the Direct Debit until the Monday.  Example, my broadband falls due on the 5th of each month.  If the 5th was a weekday they'd debit my account on that date, but this month the 5th is a Saturday and they are taking the Direct Debit on the Monday.
    I totally thought this is just normal practice.

    My pay is on the 7th of each month & if that falls on a Saturday or Sunday it arrives the Monday.
  • It can depend on the bank and that can change.

    I rented a flat for four years from 2016 to a month ago.  In 2016 when I set up my standing order, Natwest (my bank) processed standing orders at weekends.  I set my SO date for the rent due date and it went out on that date even if Saturday or Sunday.

    In 2018 Natwest changed its payment processing policies and now weekend standing orders aren't processed until the Monday.

    I didn't bother changing my SO date.  That meant there were months where my due date was at the weekend and it didn't go through until the Monday, so one or two days late.  The letting agent I was paying to never mentioned it, so I saw no need to fix it.  I can't imagine it would have been worth their while to chase it up, as it would always be in their account when they came into the office on Monday morning anyway.

    My pay is on the 27th of each month & if that falls on a Saturday or Sunday it arrives the Friday before.
