Extended house to max or selling with planning permission.
The house has 6 room on second floor. There is 2 big reception rooms.
The attic is third floor the 1st part of loft is fully converted but the second part is an attic.
If we converted the attic we could add 2 rooms or a room and ensuite. On the second floor there is space to build a double extension to make a room and toilet.
The house has been valued around 850k. I think the max my house might sell is around £1m.
I have a few options
Keep as 6 bedroom with potential to sell value at 850k to 900k. The buyer can decide if they would like to extend as much as they like maybe make the attic into one big room might be too big.
Extend the loft to make the house 7/8 bedroom or 1 room 1 bathroom. Extend on top of second floor space to make room and bath plus join attic. 8/9 room
This may increase house price to £1m or more.
The house maybe worth £850 to £1m already .

Basically better to fully extended to 9 bedroom,4 or 5 bathroom or leave for buyer with potential planning included.0

6 bedrooms plus granny annexe is already pretty big, can't imagine many buyers will want more than that. How does the living space size compare to the bedroom/bathrooms?
Not in the same price bracket as yours, but we viewed a house with 6 bedrooms and 4 bedrooms, but the living room was small for the building size and not easy to change. We didn't need 6 bedrooms so it would have been a waste for us when we wouldn't have the space downstairs.
If yours is top heavy, would a kitchen/diner extension be better?
Otherwise I'd leave it as is and let a buyer choose what they want3 -
*6 bedrooms and 4 bathrooms that should have been0

Are you converting the attic of your imaginary house to save you from the dilemma of the transparent loft hatch?

Only 2 downstairs reception rooms?1

No, he needs the extra space to store his neighbour's leaves.7

2 reception room on second floor . The kitchen is around 30 to 35 ft wide already and a separate dining room0

There 7 room downstairs, 6 second and 1 in third floor . The attic is where I can make 2 more . On the second floor there space to make double storey extension0

Also if I extended it to 8 or 9 the buyer would of to pay a different council tax bracket might put buyers off.0
